Water Damage Restoration

Mold Inspection & Testing

An independent assessor confirms whether the assembly that got wet is actually dry, whether growth started while it was not, and how far it reaches.

Available through independent local providers in 1233 cities across 50 states.

What it is

An inspection after a water loss settles two things: whether the assembly that got wet is actually dry, and whether growth started while it was not. It is the check that decides whether a drying job is finished or whether it has become a remediation job. It also answers where the growth is, how far it reaches, and what moisture is still feeding it.

When it is needed

After a leak that was dried slowly or by opening windows, after a loss that was found late, before closing up a wall or ceiling that was wet, when a musty smell returns after a cleanup, or when a sale or a lease needs the condition on record. The visible patch is a poor guide to what is behind the surface.

What it typically involves

Moisture is read in materials rather than in air, because air readings change with the weather and material readings do not. Cavities are opened where the readings point. Sampling is used to answer a specific question, such as whether a hidden cavity is affected, and not as a default, since a result saying spores exist says nothing; they exist everywhere. The output is a written scope: what is dry, what is not, what has growth, how far it extends, and what has to be corrected for the repair to hold. Nothing in a report of this kind is medical advice.
