After the drying
Mold Inspection & Testing in Los Angeles, CA
An independent assessor confirms whether the assembly that got wet is actually dry, whether growth started while it was not, and how far it reaches. An inspection after a water loss confirms whether the assembly that got wet is dry now and whether growth started while it was not. Readings are taken in the material, cavities are opened where the readings point, and the result is a written scope of what is dry, what is not, and what has to be corrected for the repair to hold.

On this site, inspection is the last check of a water job rather than the start of a separate one. Most people reach this page because something was wet, was dried, and a smell or a stain came back. The inspection answers whether the material is dry now and whether anything grew while it was not. Nothing here is medical advice; questions about health are for a clinician.
Often needed alongside
- Mold Remediation
Growth and the material it grew into come out under containment, what remains is cleaned, and the assembly is dried and read before anything closes it in.
- Structural Drying & Dehumidification
Sealed air movers and dehumidifiers bring framing, subfloor and drywall back to a measured dry standard, with daily readings logged from inside the material.
Frequently asked questions
How long does a slab leak under hardwood take to dry?
Longer than the rest of the job. Hardwood glued or nailed over a slab hides the leak, and by the time it cups the concrete has been wet for weeks. The contractor lifts the floor over the wet area, dries the slab with mats and a sealed run, and reads it daily; in Los Angeles's dry air the walls are done in days, but the slab can take two weeks.
The crawl space under a hillside house is wet after February rain. What is the job?
Drying from below, and finding where the water came in. The contractor removes the soaked insulation between the joists, seals the crawl, runs air and dehumidification underneath, and reads the subfloor from below. Because hillside runoff will return next winter, the scope names what has to change about the drainage as well.
Can the plaster in a 1950s house be dried in place?
Usually, yes. Plaster over lath is dense, so the surface reads dry while the lath still holds water, but in this dry air it dries faster than it would in a humid city. The contractor drills at the base to move air behind the plaster, keeps the room sealed, and reads the lath until it holds the standard before anything is patched.
