Scoped on site by the contractor who visits - never over the phone.

What it is

Structural drying brings the framing, subfloor, drywall and slab back to their normal moisture content after the free water is gone. It is a controlled process, not a waiting period: the air around the wet material is kept moving, dehumidified and warm enough to keep pulling moisture out, and the material itself is read daily until it reaches a dry standard.

When it is needed

After any extraction, and after any event where water reached inside an assembly: behind a baseboard, under a floor, into a wall cavity or an attic. A room that looks and feels dry a day after a leak is the usual reason this service is needed late, because the surface dried and the core did not.

What it typically involves

The wet area is sealed off so the drying system works on a fixed volume of air. Air movers run across every wet surface; dehumidifiers pull the evaporated water out of the room; in cool weather heat is added to raise what the air can carry. Readings are taken at marked points in the material every day and compared with a dry standard from unaffected material in the same house. Dense materials, hardwood, plaster, concrete, take longest and are sometimes removed rather than waited on. The job ends on the readings, and the last readings are logged so the rebuild starts on a documented dry structure.
