What it is

Storm and flood recovery is a water job with two complications: the building is often still open to the weather, and the water that came in has crossed ground outside. The first means the envelope has to be closed before drying can hold. The second means the water is treated as contaminated whatever it looks like, which changes what can be saved.

When it is needed

After wind-driven rain, roof or window failure in a storm, surface flooding, or a creek, river or storm drain that came up into the building. Often before the weather has finished, which is why the first visit is about protection as much as extraction.

What it typically involves

Temporary protection goes on first: tarps, board-up or shrink-wrap over whatever failed, so the inside stops taking on water. Standing water is extracted, and then the sorting starts. Porous materials that floodwater touched, carpet and pad, insulation, drywall to above the water line, particleboard, come out rather than dry, because the water carried soil and whatever the soil carried. Framing and subfloor are cleaned and dried in place. The structure is re-read as it dries, and the rebuild waits until the readings and the roof both say it is safe to close the walls.
