After the drying
Mold Inspection & Testing in Chicago, IL
An independent assessor confirms whether the assembly that got wet is actually dry, whether growth started while it was not, and how far it reaches. An inspection after a water loss confirms whether the assembly that got wet is dry now and whether growth started while it was not. Readings are taken in the material, cavities are opened where the readings point, and the result is a written scope of what is dry, what is not, and what has to be corrected for the repair to hold.

On this site, inspection is the last check of a water job rather than the start of a separate one. Most people reach this page because something was wet, was dried, and a smell or a stain came back. The inspection answers whether the material is dry now and whether anything grew while it was not. Nothing here is medical advice; questions about health are for a clinician.
Often needed alongside
- Mold Remediation
Growth and the material it grew into come out under containment, what remains is cleaned, and the assembly is dried and read before anything closes it in.
- Structural Drying & Dehumidification
Sealed air movers and dehumidifiers bring framing, subfloor and drywall back to a measured dry standard, with daily readings logged from inside the material.
Frequently asked questions
Can the oak floors in a bungalow be dried in place, or do they come up?
Usually in place, if the work starts within a day or two. The contractor lays drying mats over the wet run and pulls air down through the oak and the plank subfloor beneath it, then reads the boards weekly. Cupping flattens as the numbers fall, over two to four weeks. Boards that buckled or lifted at the joints come up; sanding waits until the readings hold.
The garden apartment took sewer water. What happens between the pump-out and the rebuild?
Containment first, because the water is contaminated. Everything porous comes out down to the block: carpet and pad, drywall, insulation, cabinets that stood in it. The slab and the block wall are disinfected, then dried with air movers and a dehumidifier while the base of the wall is read, since block cores hold water long after the floor looks dry. Rebuild starts when the block reads dry twice.
The line split in January and the plaster is open at the base. When can it be closed?
When the readings say so, not the calendar. In the heating season the house air is dry, so lath and framing usually reach the standard within days once the cavity has air moving through it. The brick behind plaster on an exterior wall is the slow part and is read separately. The wall is closed after both hold on two readings a day apart.
