Water Out, Structure Dried

Irving, TX Water Damage Restoration

Homes across Irving and the rest of Texas get one sequence: water out, structure dried to a measured standard, rebuild last. An independent local pro takes the call.

Local and independent · the visit decides the scope

  • Round-the-clock cover for water that is still standing
  • Local contractors, independent of this site
  • Scope written at the property by the pro who attends
  • Readings against IICRC S500 settle when drying is done
  • 24/7 emergency response

Round the clock, because water that is standing at 3am is still standing at 6am.

  • No lead form

Quoted by the contractor on site. No form, no list, no resale.

A referral network of independent water damage contractors, reached through one number, in every state.

The order a drying job runs in

Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Drying conditions particular to Irving

When a floor is wet in Irving, the call routes to an independent local contractor for water damage restoration, across town and out to Las Colinas. Back-to-back bathrooms share one plumbing wall here, so a single failure inside it opens two rooms rather than one.

What is behind the walls here

Ask when the houses in Irving were built and the answer is 1986 at the median, 58.9 percent of them finished by 1990. Around a median of 1986 with six in ten homes predating 1990, the recurring plan puts two bathrooms against a single wet wall so the supply and waste serve both from one chase, which is efficient to build and means any failure inside it is read and opened from both sides.

The drying weather

On the 1991–2020 normals, Irving gets 37.01 inches a year with May heaviest at 4.78, and the drying season runs from a 46.3-degree January to a 85.7-degree July; both figures recorded at DALLAS FT WORTH AP, 4 miles away. May is the wettest month and no month averages a freezing low, so there is no split season and the work is spread through the year; the hot dry stretch from June to September is the one part of the calendar that shortens a cavity run.

Where these losses tend to land

  • One chase serving two bathrooms, so a failure inside it wets the finishes of both rooms at once
  • Tiled surfaces on both faces of that wall, so neither side can be opened without breaking a finish that is expensive to restore
  • Fixtures and cabinetry hard against the wall on both sides, so access means moving fittings before any drying starts

Frequently asked questions

Both bathrooms are wet. Are there two problems?

Usually one, in the wall between them. These plans put two bathrooms back to back so the pipework serves both from a single chase, and anything that fails in there wets the board on both faces. The room that shows it first is simply the one with the more absorbent finish, not the one with the fault.

Which side gets opened?

Whichever costs less to put back, and it is worth deciding deliberately. Both faces are usually tiled, so the choice comes down to which tile can be matched and which fittings can be moved. Probe readings are taken on both sides first so the opening is made where the water actually is rather than where it is convenient.

How long does a chase like that take to dry?

Four to seven days once it is open, longer if it ran for a while before anyone noticed. The cavity is narrow and enclosed on both faces, so nothing happens until it is opened, and then it comes down reasonably quickly with air directed into it. The framing is read rather than the board.
