From standing water to a dry structure

This is the order IICRC S500 describes, and the order matters more than the machines. Each stage belongs to the contractor, and each one governs the stage after it.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Drying a Austin building: what it takes

From Old West Austin, Bryker Woods, and Glen Ridge to the middle of town, water damage restoration calls in Austin go to an independent local contractor. A great deal of this housing is post-1990 two-story, with the water heater upstairs over finished rooms.

The local building stock

Ask when the houses in Austin were built and the answer is 1994 at the median, 44.9 percent of them finished by 1990. With a median of 1994 and fewer than half the houses predating 1990, the plan that repeats is two stories on a slab with the water heater moved up into a closet or the attic rather than kept in a garage, which puts fifty gallons and a standing supply connection directly above finished ceilings.

What the weather does to a drying run

Drying here is a August job at one pace and a January job at another, 86.5 degrees against 52.2; the 36.25 inches a year peak in May at 5.04, both figures recorded at AUSTIN-CAMP MABRY, 1.6 miles away. May is the wettest month at five inches of a thirty-six inch year and the warm season reaches the mid-nineties with no freezing month at all, so an attic in summer runs far hotter than the house; a ceiling wet in that season dries from above quickly, and the question becomes what the water did on the way down rather than how long the board takes.

Where Austin losses usually finish

  • Storage heaters in upper closets and attics, so a tank failure releases its whole volume through a ceiling rather than onto a garage floor
  • Pans and drain lines that are fitted and then never checked, so the one thing meant to catch the loss is usually the thing that failed first
  • Water running the top plates before it comes through, so the wet area includes wall cavities on both floors rather than the ceiling alone

Frequently asked questions

What gets opened after a tank fails upstairs?

More than the ceiling under it. Fifty gallons arriving at once runs along the top plates and down inside the walls before it comes through, so the cavities on both floors are read and opened where they are wet. The ceiling is the obvious part and rarely the largest part of the scope.

Is a summer loss quicker to dry here than a winter one?

The ceiling itself, yes. With the warm season in the mid-nineties an attic runs well above the house, so the top of the board dries hard from above without any equipment at all. What does not speed up is the wall cavities below, which are inside the cooled part of the building and set the real length of the job.

Why was the pan no help?

Because a pan only works if its drain does, and that line is almost never tested after the day it was fitted. It blocks, or it was never carried through to the outside, so the pan fills and overflows in the first minutes of a failure. It is checked as part of the repair rather than trusted.
