From standing water to a dry structure
This is the order IICRC S500 describes, and the order matters more than the machines. Each stage belongs to the contractor, and each one governs the stage after it.
-
Step 1: Stop and remove
The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.
-
Step 2: Open and map
Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.
-
Step 3: Dry to a number
Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.
-
Step 4: Close up
Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.
Drying a High Point building: what it takes
High Point homeowners reach an independent local contractor for water damage restoration whether the house is downtown or out in Windchase Townhomes and Foxcroft Townhomes. The chimneys here are masonry built against the outside wall, a large cold mass attached to the side of a warm building.
The local building stock
Ask when the houses in High Point were built and the answer is 1989 at the median, 51.5 percent of them finished by 1990. Around a median of 1989 with about half the stock older, the fireplaces were built with a masonry chimney on the outside of the wall rather than within the plan, so there is a substantial mass of brick and block standing against the building and exposed on three sides to the weather.
What the weather does to a drying run
On the 1991–2020 normals, High Point gets 48.27 inches a year with August heaviest at 5.06, and the drying season runs from a 41.7-degree January to a 79.4-degree July; both figures recorded at HIGH PT, 2 miles away. August is the wettest month at over five inches of a forty-eight inch year with only one month averaging a low below freezing, so the wet season is warm and long; masonry on the outside of a building takes that water into its depth and gives it back slowly against the wall it is attached to.
Where High Point losses usually finish
- A masonry mass on the outside of the wall, so the building has a cold wet element permanently attached to it
- Brick that absorbs through its depth, so the chimney holds water long after the rain and feeds the junction with the wall
- A junction between masonry and frame that moves differently, so the joint between them opens over time

Frequently asked questions
Why is the wall beside the fireplace always the damp one?
Because of what is attached to it. An external chimney is a large mass of brick exposed on three sides, and it takes up a great deal of water and releases it slowly, much of it into the junction with the wall it is built against. That wall is being fed by the chimney rather than by anything indoors.
Does the chimney have to dry before the wall will?
Effectively, yes, and that sets the schedule. Masonry of that thickness releases from its faces over weeks rather than days, so a wall dried and closed while the chimney beside it is still loaded will come back. Readings are taken on the masonry as well as on the framing.
Does the chimney pull away from the wall over time?
It opens, and then it lets water in as well as out. Brick and timber frame move differently through a year of temperature and moisture, so the junction between a chimney and the wall gradually works loose, which turns a slow absorption problem into a direct route. That joint is inspected along its height.
