Water Out, Structure Dried

Exeter, CA Water Damage Restoration

Homes across Exeter and the rest of California get one sequence: water out, structure dried to a measured standard, rebuild last. An independent local pro takes the call.

Local and independent · the visit decides the scope

  • Round-the-clock cover for water that is still standing
  • Local contractors, independent of this site
  • Scope written at the property by the pro who attends
  • Readings against IICRC S500 settle when drying is done
  • 24/7 emergency response

Round the clock, because water that is standing at 3am is still standing at 6am.

  • No lead form

Quoted by the contractor on site. No form, no list, no resale.

A referral network of independent water damage contractors, reached through one number, in every state.

The order a drying job runs in

Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Drying conditions particular to Exeter

When a floor is wet in Exeter, the call routes to an independent local contractor for water damage restoration, across town and out to its edges. The stucco here runs down to the soil with no gap at the bottom, so the wall wicks from the ground.

What is behind the walls here

Only 33.2 percent of Exeter's housing went up after 1989, so the median build year sits at 1979 and the drying scope is set by that era's materials. Around a median of 1979 with two thirds of the stock older, the houses are stucco over frame with the render carried all the way down to grade rather than stopped clear of it, which puts a continuous absorbent surface in direct contact with the soil around the building.

The drying weather

January brings 2.25 of the 12.12 inches Exeter sees in a normal year, and July averages 80.4 degrees, which is the pace a wet floor dries at in the warm season; both figures recorded at LINDSAY, 8.1 miles away. January is the wettest month at just over two inches of a twelve inch year and the warm season reaches the mid-nineties, so the rain is slight and concentrated in winter; the wall is not taking water from the sky so much as from the ground it stands in, which happens all year.

Where these losses tend to land

  • Render carried down into the soil, so the wall draws moisture from the ground rather than from rainfall
  • A bottom plate fed from below, so the damage starts at the lowest timber in the wall and works up
  • A source that is not weather-driven, so the wall is wet in months when nothing has fallen

Frequently asked questions

How is the wall wet when it has barely rained?

Because the water is coming from the ground rather than the sky. The render is carried down into the soil instead of stopping clear of it, so it is in continuous contact with damp earth and draws moisture up into the wall. With twelve inches of rain a year, that is the larger source by a distance.

Where does the damage show first?

At the bottom plate and the base of the board inside, because that is the lowest timber in the wall and the moisture is arriving from below. The wall reads dry at hand height and wet at the floor, which is the opposite of what a roof or window problem produces.

Does drying it solve the problem?

Only until the ground next gets wet. The wall comes back readily enough in air this dry, but the render is still in the soil and will draw again, so the base of the wall has to be separated from the ground for the repair to hold. That is a construction change rather than part of the drying.
