The order a drying job runs in
Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.
-
Step 1: Stop and remove
The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.
-
Step 2: Open and map
Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.
-
Step 3: Dry to a number
Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.
-
Step 4: Close up
Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.
Drying conditions particular to Clovis
When a floor is wet in Clovis, the call routes to an independent local contractor for water damage restoration, across town and out to Stonebrook. Water heaters sit in an outside closet against the house, so a winter split there drains into the wall of the room behind.
What is behind the walls here
Only 30.8 percent of Clovis's housing went up after 1989, so the median build year sits at 1975 and the drying scope is set by that era's materials. Around a median of 1975 with seven in ten homes predating 1990, the recurring detail is a water heater in an unheated closet reached from the carport or the yard, sharing a wall with a bedroom or a bathroom, so a failure in that closet is outside the heated envelope and drains directly into the wall of a finished room.
The drying weather
A normal year here delivers 19.25 inches, 2.87 of them in August, against a warm season that peaks at 78.8 degrees in July; rain recorded at CLOVIS 2.3 NNE 0.7 miles away and temperatures at CLOVIS 0.7 miles away. Three months with lows below freezing put a short split season on the calendar, and an outside closet in that stretch runs at outdoor temperature; the August rain peak is under three inches and rarely produces the work, so the calendar here is driven almost entirely by the winter.
Where these losses tend to land
- Water heaters in unheated exterior closets, so the tank and its connections sit outside the heated envelope through the freeze
- The closet sharing a wall with a finished room, so a failure drains into a bedroom or bathroom wall rather than onto open ground
- Very dry air outside the wall, so the exterior face gives nothing away while the cavity behind the board stays wet

Frequently asked questions
The heater is outside. Why is a bedroom wall wet?
Because the closet shares that wall. There is no drainage in a closet of this kind, so water from a failed tank or connection runs along the floor and into the base of the wall it stands against, which is a finished room on the other side. The room is often the first place anybody notices anything.
What is opened to dry it?
The wall base on the room side, usually low and along the run. That gives access to the plate and the cavity, which is where the water went. The closet side is also checked, but drying is normally done from inside where there is a chamber to work in and where the material that matters is.
Why did it go unnoticed for so long?
Because the outside of the wall dries instantly in this air and shows nothing, while the cavity behind the board keeps the water. There is no puddle to find and no stain outside. These are usually discovered by the room, by the bill or by the heater failing to keep up, which is well after it started.
