Readings, then scope, then removal - in that order, agreed at the door.

The four stages of a drying job

What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Gastonia: what the drying job runs into

Water damage restoration by an independent local contractor covers Gastonia together with FUSE, South Gastonia, and Downtown Gastonia Historic District. Crawl-space ducts here are fiberboard rather than metal, and a run that takes water comes out rather than being dried.

How these houses are built

Ask when the houses in Gastonia were built and the answer is 1978 at the median, 64.7 percent of them finished by 1990. Around a median of 1978 with two thirds predating 1990, the houses are brick ranches over crawl spaces with the supply ducting run under the floor, and a great deal of that ducting is rigid fiberboard, which loses its shape and its lining once it is wet and cannot be returned to service.

The climate a job dries in

Drying here is a July job at one pace and a January job at another, 80.5 degrees against 42.1; the 44.35 inches a year peak in June at 4.38, rain recorded at GASTONIA 1.8 SSE 2.1 miles away and temperatures at GASTONIA 2.7 miles away. June is the wettest month and only one month averages a freezing low, so the crawl space under a house is warm and humid for most of the year; fiberboard ducting sitting in that space is already working hard before any loss adds to it.

The way a loss ends here

  • Fiberboard ducting under the floor, so a run that takes water is replaced rather than dried and the cost lands on the mechanical side
  • Ducting resting on the crawl space ground, so the lowest ducts are the first to take water and the last to be looked at
  • The system distributing moisture through the house while it runs, so the building gets wetter until the blower is shut off

Frequently asked questions

Water got into the ducts under the floor. Can they be dried out?

Fiberboard ducting generally cannot. It is a rigid fiber panel with a lining, and once it is soaked it loses its shape and the lining separates, so a wet run is cut out and replaced. Metal ducting in the same position can often be dried and cleaned, which is why the material is established early.

Should the system be switched off straight away?

Yes, before anything else. A blower running with wet ducting under the floor takes moisture from the crawl space and delivers it to every room, so the whole house gets wetter while the system is helping. It stays off for the duration and the drying equipment conditions the building instead.

What else under the floor comes out?

Insulation between the joists and any ground sheet holding water. Wet batt sags and keeps the subfloor damp, and a sheet with water on top of it is a reservoir feeding the space. Both come out early so that the joists and decking can be read with pins, which is what the schedule is actually built on.
