Water Out, Structure Dried

Jackson, MS Water Damage Restoration

Homes across Jackson and the rest of Mississippi get one sequence: water out, structure dried to a measured standard, rebuild last. An independent local pro takes the call.

Local and independent · the visit decides the scope

  • Round-the-clock cover for water that is still standing
  • Local contractors, independent of this site
  • Scope written at the property by the pro who attends
  • Readings against IICRC S500 settle when drying is done
  • 24/7 emergency response

Round the clock, because water that is standing at 3am is still standing at 6am.

  • No lead form

Quoted by the contractor on site. No form, no list, no resale.

A referral network of independent water damage contractors, reached through one number, in every state.

The order a drying job runs in

Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Drying conditions particular to Jackson

When a floor is wet in Jackson, the call routes to an independent local contractor for water damage restoration, across town and out to its edges. Ranch-era houses on slabs and crawl spaces stand on expansive Yazoo clay that shifts and cracks plumbing, and warm humid air slows every drying run.

What is behind the walls here

Ask when the houses in Jackson were built and the answer is 1969 at the median, 84.2 percent of them finished by 1990. Brick-veneer houses from the 1960s and 70s on slabs and low crawl spaces make up most of the stock, and the clay beneath them moves through wet and dry spells, so slab and under-floor plumbing leaks are common, found late, and dried against a ground that is already damp.

The drying weather

On the 1991–2020 normals, Jackson gets 51.33 inches a year with April heaviest at 5.28, and the drying season runs from a 47.4-degree January to a 82.6-degree July; both figures recorded at JACKSON HAWKINS FLD, 1.5 miles away. With no month of freezing lows, the losses are plumbing and roof failures rather than split lines, and the humid air from spring through fall means a sealed dehumidified run is the only way a slab or crawl space here reaches a dry reading.

Where these losses tend to land

  • Slab plumbing cracked by shifting clay leaking under tile for weeks, so the floor comes up and the concrete is dried before the line is repaired
  • Low crawl spaces staying damp through the humid months, so a leak above means the insulation comes out and the subfloor is dried from below
  • Brick-veneer cavities holding water along the bottom plate, so the drywall is cut low on ground-floor losses and the plate is read

Frequently asked questions

How long does a slab leak under tile take to dry once it is found?

Two weeks is not unusual. By the time a slab leak shows through tile it has usually run for weeks, so the concrete is saturated and gives its water up slowly. The contractor lifts the floor over the wet area, dries the slab with mats and a sealed run, and the tile goes back only after the plumbing repair and the readings are both done.

Does the crawl space have to be dried if the leak was in the kitchen?

Usually, yes. Water that reached the floor runs through the subfloor into the crawl, and a low crawl space here is damp most of the year already. The contractor removes the wet insulation between the joists, seals and dehumidifies the crawl, and reads the subfloor from below as well as from the kitchen before the floor is closed up.

Why is the drywall being cut when the water was only on the floor?

Because it wicked. Paper-faced drywall draws water up from the floor and softens from behind, and behind brick veneer it also collects along the bottom plate where nothing reads it. The contractor cuts at a standard height, dries the framing and the plate to a reading, and the new sheet goes on only when the cavity is dry.
