Water Out, Structure Dried

Brookhaven, MS Water Damage Restoration

Homes across Brookhaven and the rest of Mississippi get one sequence: water out, structure dried to a measured standard, rebuild last. An independent local pro takes the call.

Local and independent · the visit decides the scope

  • Round-the-clock cover for water that is still standing
  • Local contractors, independent of this site
  • Scope written at the property by the pro who attends
  • Readings against IICRC S500 settle when drying is done
  • 24/7 emergency response

Round the clock, because water that is standing at 3am is still standing at 6am.

  • No lead form

Quoted by the contractor on site. No form, no list, no resale.

The order a drying job runs in

Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Drying conditions particular to Brookhaven

When a floor is wet in Brookhaven, the call routes to an independent local contractor for water damage restoration, across town and out to its edges. The 1970s rooms here are lined in sheet wood paneling, which hides a wet wall and gives nothing away at the surface.

What is behind the walls here

72.7 percent of Brookhaven's housing was standing before 1990, around a median build year of 1975, and that era decides what a contractor finds once the drywall is off. Around a median of 1975 with nearly three quarters of the stock older, dens, hallways and bedrooms were finished in thin sheet paneling fixed over the studs, sometimes over board and sometimes straight to the framing, and that surface neither absorbs nor shows what is happening behind it.

The drying weather

A normal year here delivers 61.58 inches, 6.52 of them in January, against a warm season that peaks at 80.3 degrees in July; both figures recorded at BROOKHAVEN CITY, 2.6 miles away. January is the wettest month here at over six inches of a sixty-two inch year and no month averages a freeze, so the heaviest rain lands in the coolest part of the year without the building ever getting cold enough to be dry; there is no season at all in which a closed wall will dry itself.

Where these losses tend to land

  • Thin paneling over the framing, so a wet wall shows nothing on its face and reads dry to the touch
  • Sheets nailed up and painted over, so taking one down to look behind it is destructive rather than exploratory
  • A wettest month in midwinter with no cold, dry season behind it, so nothing in the year helps a closed wall dry

Frequently asked questions

How is a wet wall found behind paneling?

By taking readings at the joints and at the bottom edge rather than off the face. The sheet itself is thin and does not carry moisture the way board does, so a surface meter reads the panel and not the wall, and pins have to go past it. Where the readings are ambiguous the panel comes off.

Does the paneling come off or stay?

It usually comes off, because it is what stands between the equipment and the wall. Some of it can be lifted carefully and put back, which is worth doing where it matches nothing available now. What cannot happen is leaving it up and drying the room, because the cavity behind it will not change.

Is there a better or worse time of year for this?

Not really, and that is the difficulty. The wettest month is January, but it never gets cold enough here for the indoor air to become genuinely dry, so there is no season in which the building helps. A closed wall is dried by equipment in exactly the same way in January as in July.
