Water Out, Structure Dried
Tampa, FL Water Damage Restoration

The order a drying job runs in
Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.
-
Step 1: Stop and remove
The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.
-
Step 2: Open and map
Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.
-
Step 3: Dry to a number
Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.
-
Step 4: Close up
Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.
Drying conditions particular to Tampa
Water damage restoration by an independent local contractor covers Tampa together with Del Rio and Rattlesnake. A mix of concrete-block and wood-frame houses on slab from the 1970s and 80s sits on sandy ground, so summer afternoon rain and inside humidity, not the soil, set the drying pace.
What is behind the walls here
55.7 percent of Tampa's housing was standing before 1990, around a median build year of 1985, and that era decides what a contractor finds once the drywall is off. Block houses from the ranch era share the city with wood-frame stock built after them, both on slab, so the same loss is a block-core drying job in one house and a framing-and-drywall removal in the next, and the contractor confirms which before the equipment goes in.
The drying weather
A normal year here delivers 49.48 inches, 9.03 of them in August, against a warm season that peaks at 84 degrees in August; both figures recorded at TAMPA INTL AP, 3.7 miles away. The afternoon storm season runs from June into September and keeps indoor humidity high for months, so equipment stays sealed and runs longer, while the cooler, drier winter months are when a wet floor can be brought back in days rather than weeks.
Where these losses tend to land
- Screened-lanai and sliding-door tracks letting an August storm across the slab, so the flooring nearest the opening comes up first
- Frame houses from the 1980s with paper-faced drywall taking a summer loss, so the bottom sheet is cut out rather than dried in place
- Air-conditioner condensate lines backing up in the wet season, so the ceiling or closet below is opened and dried before the line is cleared

Frequently asked questions
How long does drying take during the afternoon-storm season here?
Longer than a winter job in the same house. Between June and September the outdoor air is loaded with moisture, so the space has to stay sealed and the dehumidifiers work harder for a longer run. A wet floor that would take three or four days in January can take a week in August; the readings decide.
Is a block house dried the same way as a frame house here?
No. A block wall holds water in its cores and is dried by opening the base and pushing air through; a wood-frame wall with drywall usually has the wet sheet cut out and the studs dried directly. Tampa has both kinds side by side, so the contractor confirms the wall type before writing the scope.
The air conditioner leaked into a closet ceiling. What has to come out?
The wet insulation and, usually, the drywall it soaked, and then the cavity is dried before anything closes. Condensate lines back up most in the wet season, when the system runs hardest, and the water sits in the cavity above the stain. The line is cleared or repaired first, then the drying runs to a reading, then the ceiling is patched.
