Water Out, Structure Dried

West Haven, CT Water Damage Restoration

Homes across West Haven and the rest of Connecticut get one sequence: water out, structure dried to a measured standard, rebuild last. An independent local pro takes the call.

Local and independent · the visit decides the scope

  • Round-the-clock cover for water that is still standing
  • Local contractors, independent of this site
  • Scope written at the property by the pro who attends
  • Readings against IICRC S500 settle when drying is done
  • 24/7 emergency response

Round the clock, because water that is standing at 3am is still standing at 6am.

  • No lead form

Quoted by the contractor on site. No form, no list, no resale.

The order a drying job runs in

Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Drying conditions particular to West Haven

When a floor is wet in West Haven, the call routes to an independent local contractor for water damage restoration, across town and out to West River. Bathroom floors here are tile set in a thick mortar bed, which holds a great deal of water and cannot be dried in place.

What is behind the walls here

Only 9.8 percent of West Haven's housing went up after 1989, so the median build year sits at 1959 and the drying scope is set by that era's materials. Around a median of 1959 with nine in ten houses older, the bathrooms were built with tile bedded in a thick mortar layer over the subfloor rather than bonded to a board, and that bed is a slab in its own right: heavy, absorbent, and sitting directly on the floor structure.

The drying weather

A normal year here delivers 41.79 inches, 4.19 of them in April, against a warm season that peaks at 73.9 degrees in July; both figures recorded at NEW HAVEN TWEED AP, 4.2 miles away. April is the wettest month at just over four inches of a forty-two inch year and four months average a low below freezing, so the heaviest rain lands in a cool spring when the building is still being heated; a mortar bed wet in that stretch releases very slowly, and the timber beneath it slower still.

Where these losses tend to land

  • Tile set in a thick mortar bed, so the floor holds many times the water a bonded tile floor would
  • A bed sitting directly on the floor structure, so the timber beneath it is wet from above with no gap and no air
  • A layer that has to be broken out to reach what is under it, so the removal is heavy work before any drying starts

Frequently asked questions

Can a tile floor like this be dried without lifting it?

Very rarely. The tile is set in a thick mortar bed that absorbs a great deal and releases it slowly from one face, and the timber underneath has no air at all. Drying the room above a bed like that reaches the surface and nothing else, so the readings stall a long way from where they need to be.

What is involved in taking it out?

Breaking out rather than lifting. The bed is a solid layer several times the thickness of the tile, bonded to nothing and resting on the structure, so it comes out in pieces and the weight of it is considerable. It is the slowest part of the job and it happens before the drying can properly start.

How is the floor structure underneath assessed?

Once it is exposed, directly, with pins into the subfloor and the joists. Until the bed is off there is no meaningful reading to take, because a meter on the tile reports the bed. That is why nothing about the extent is settled early on a floor like this; it is known only after the removal.
