Water Out, Structure Dried

Boulder, CO Water Damage Restoration

Homes across Boulder and the rest of Colorado get one sequence: water out, structure dried to a measured standard, rebuild last. An independent local pro takes the call.

Local and independent · the visit decides the scope

  • Round-the-clock cover for water that is still standing
  • Local contractors, independent of this site
  • Scope written at the property by the pro who attends
  • Readings against IICRC S500 settle when drying is done
  • 24/7 emergency response

Round the clock, because water that is standing at 3am is still standing at 6am.

  • No lead form

Quoted by the contractor on site. No form, no list, no resale.

A referral network of independent water damage contractors, reached through one number, in every state.

The order a drying job runs in

Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Drying conditions particular to Boulder

When a floor is wet in Boulder, the call routes to an independent local contractor for water damage restoration, across town and out to Washington Village and The Hill. The daily swing here is wide enough that a wall reading dry in the afternoon reads wet again at dawn, so one reading proves nothing.

What is behind the walls here

Ask when the houses in Boulder were built and the answer is 1977 at the median, 70.5 percent of them finished by 1990. The median build year is 1977 and the stock runs from brick and stone near the old core to frame subdivisions on the slope above, so the same loss meets solid masonry in one house and a framed cavity in the next, and only the second of those responds quickly to air movement.

The drying weather

5 months in Boulder have normal lows below freezing, December the coldest at 21.1 degrees. The rain side of the calendar peaks in May at 3.02 inches of an annual 19.68; rain recorded at BOULDER 1.3 NW 0.9 miles away and temperatures at BOULDER 2.4 miles away. Five months with normal lows below freezing put the split season from November into March, and the air is thin and dry enough that evaporation is fast; what complicates it is the size of the daily swing, which puts a drying building through a condensation cycle every night.

Where these losses tend to land

  • A daily temperature swing large enough to recondense moisture overnight, so readings taken at different hours disagree and the run is judged on the worst of them
  • Thin dry air that dries surfaces quickly, so a wall can be signed off on appearance while the cavity behind it is still holding
  • Older masonry buildings near the core alongside framed houses above them, so two losses of the same size need entirely different equipment

Frequently asked questions

Why are readings taken at the same time every day?

Because otherwise they cannot be compared. The swing between a cold dawn and a warm afternoon is large enough to move a reading by a meaningful amount without anything actually changing in the wall. Taking them at a fixed hour, in a building held at a stable temperature, is what makes the daily trend mean something.

The surface dries within a day. Is the wall finished?

Almost certainly not. Dry air pulls the face of a material down very quickly and the inside of the cavity follows much more slowly, so the fastest-drying surfaces here are the most misleading. The reading that counts comes from inside the wall through a small opening, and it is taken on consecutive days before anything is closed.

Does a masonry wall run longer than a framed one?

Often twice as long. A framed cavity can be opened at the base and dried with air moving through it in three or four days. Solid masonry has to give its water up through one face at whatever rate the material allows, and there is no way to speed that beyond warming it and keeping the air around it dry.
