How a wet building gets dry again

The order matters more than the equipment. These are the stages the IICRC S500 drying standard describes; each is the contractor's work, and each decides how much of the next there is.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Inside a Long Beach drying job

Long Beach homeowners reach an independent local contractor for water damage restoration whether the house is downtown or out in Cambodia Town, Willowville, and Belmont Shore. A Los Angeles County city where nearly nine in ten houses predate 1990 and raised floors put the drying job underneath.

Construction you will find here

Ask when the houses in Long Beach were built and the answer is 1959 at the median, 88.3 percent of them finished by 1990. With a median build year of 1959 and 88.3 percent of the stock built before 1990, stucco over lath and plaster on a raised wood floor is ordinary, so a loss reaches the subfloor and joists through the finish floor and the drying is done from the crawl space as much as from the room.

Conditions for drying

On the 1991–2020 normals, Long Beach gets 12.02 inches a year with February heaviest at 3.02, and the drying season runs from a 56.7-degree December to a 74.3-degree August; both figures recorded at LONG BEACH DAUGHERTY FLD, 2.5 miles away. February is the wettest month at 3.02 inches and the year totals only 12.02, with July highs near 81 degrees, so the mild air is favorable but the enclosed space under the floor holds its moisture far longer than the rooms above it.

What tends to go wrong in Long Beach

  • Water reaching the joists through a raised floor, so the drying is set up underneath rather than in the room
  • Lath and plaster staying sound at the face while the keys behind it hold water
  • Crawl-space air staying damp after the rooms are finished, so the floor takes moisture back up

Frequently asked questions

Can a raised wood floor be dried without pulling the finish floor?

Often, if the crawl space is reachable. Air is moved under the joists and the subfloor is read from below, which dries the assembly without lifting the boards above. It depends on how long the water sat and what the finish floor is; a floor that has already cupped badly is usually lifted so the subfloor can be reached directly.

Does plaster over lath have to come out?

Less often than drywall does. Plaster is slower to soften and frequently survives, but the keys squeezed through the lath hold water where nothing can reach them, and the cavity behind is what actually needs drying. Cuts are usually made low on the wall to open the cavity and the plaster above is left in place if it is still sound.

Why is equipment still running under the house?

Because the space under a raised floor is enclosed and still, and it gives up moisture far more slowly than a room does. If the crawl space is closed while the soil and joists are still damp, that moisture moves back up into the floor. Readings are taken below as well as above, and the equipment comes out when both hold.
