Drying, stage by stage
Sequence beats equipment on a wet building. The stages below come from IICRC S500 - all of them the contractor's work, each one setting the size of the next.
-
Step 1: Stop and remove
The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.
-
Step 2: Open and map
Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.
-
Step 3: Dry to a number
Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.
-
Step 4: Close up
Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.
What drying a building in Scottsdale involves
Water damage restoration by an independent local contractor covers Scottsdale together with Lone Mountain Ranch and Pinnacle Peak Country Club Estates. With eleven inches of rain a year and July highs near a hundred, the risk here is drying a house too fast.
What the houses are made of
Only 51.3 percent of Scottsdale's housing went up after 1989, so the median build year sits at 1991 and the drying scope is set by that era's materials. With a median of 1991 and about half the stock older, the houses are framed and finished in materials that reach an equilibrium with extremely dry air, so timber and trim here sit at a much lower moisture content than the same materials would elsewhere; after a loss they are brought back to that, not to a general figure.
Drying conditions
March brings 1.64 of the 11.21 inches Scottsdale sees in a normal year, and July averages 87.7 degrees, which is the pace a wet floor dries at in the warm season; rain recorded at SCOTTSDALE 2.3 NE 2.1 miles away and temperatures at PINNACLE PEAK 3 miles away. March is the wettest month at under two inches of an eleven inch year and the warm season runs near a hundred degrees with no freezing month, so an opened assembly here loses moisture faster than almost anything the equipment is doing; the job is holding a rate rather than maximizing one.
How water losses tend to end in Scottsdale
- Extremely dry air that pulls moisture out faster than timber can release it evenly, so boards cup and joints open during the drying itself
- Finish timber that has settled at a very low moisture content, so a target set for a damper climate leaves it too wet
- Surfaces that read dry within a day, so the assembly behind them gets closed up before it has actually come down

Frequently asked questions
Can a house be dried too quickly?
It can, and it is the more common mistake here. Timber gives up moisture from its surface first, and when the surrounding air is very dry the outside of a board dries and shrinks while the middle is still wet. That is what cups a floor and opens joints in trim, so the rate is controlled rather than pushed.
What is the target reading in a climate like this?
Lower than most, and it is taken from the building rather than from a table. Materials here settle at a low moisture content because the air is dry nearly all year, so a standard borrowed from elsewhere leaves them above where they started. Unaffected timber in the same house is measured and used as the goal.
Why keep equipment running when everything reads dry?
Because the surface reaches the air before the assembly does. In this climate a wall face or a floor board can read dry within a day while the framing and the back of the board are still holding water, and the reading you want is from inside the assembly. Closing up early is what brings a job back.
