Water Out, Structure Dried

Manitowoc, WI Water Damage Restoration

Homes across Manitowoc and the rest of Wisconsin get one sequence: water out, structure dried to a measured standard, rebuild last. An independent local pro takes the call.

Local and independent · the visit decides the scope

  • Round-the-clock cover for water that is still standing
  • Local contractors, independent of this site
  • Scope written at the property by the pro who attends
  • Readings against IICRC S500 settle when drying is done
  • 24/7 emergency response

Round the clock, because water that is standing at 3am is still standing at 6am.

  • No lead form

Quoted by the contractor on site. No form, no list, no resale.

A referral network of independent water damage contractors, reached through one number, in every state.

The order a drying job runs in

Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Drying conditions particular to Manitowoc

When a floor is wet in Manitowoc, the call routes to an independent local contractor for water damage restoration, across town and out to Manitowoc Rapids and Kellners Corners. The sump pit in these basements is an open hole in the floor with no lid on it at all.

What is behind the walls here

The typical Manitowoc house dates to 1959, with about three quarters of the stock (77.1 percent) built before 1990, so the assemblies that get wet are mostly late 1950s work. Around a median of 1959 with over three quarters predating 1990, these basements were fitted with a pit cut into the floor and a pump dropped into it, and the covers that should sit over those pits were either never fitted or were taken off years ago.

The drying weather

A normal year here delivers 31.45 inches, 4.05 of them in June, against a warm season that peaks at 68.6 degrees in July; both figures recorded at MANITOWOC, 1.5 miles away. June is the wettest month at 4.05 inches of a 31.45-inch year and five months average lows below freezing, so the basement is cool through most of the year; an open pit of standing water in a cool closed room is a humidity source every day of it.

Where these losses tend to land

  • Open water in the lowest room of the house, evaporating into it continuously
  • A pit that collects whatever falls or is swept into it, which is what jams the pump
  • Sewer gas and soil gas with a direct path into the basement air

Frequently asked questions

Does an open pit really matter if the pump works?

It does, for the air in the basement. A pit holds standing water most of the year and it evaporates into a cool closed room, which raises the humidity down there permanently. Finished basements with a persistent musty smell frequently have an open pit and no other identifiable source.

What else ends up in an open pit?

Debris, and that is what stops pumps. Anything swept across a basement floor ends up in an uncovered pit, and small items are what jam a float or a check valve. A pump that failed in a storm has usually been sitting with something in the pit for months beforehand.

What sort of cover is worth fitting?

A sealed one with a gasket and a grommet for the discharge, rather than a loose board. It stops the evaporation and the debris both, and it lets the pit be part of a radon system later if that is ever wanted. It is inexpensive and it is the most useful thing that can be done to a sump.
