Water Out, Structure Dried

Olympia, WA Water Damage Restoration

Homes across Olympia and the rest of Washington get one sequence: water out, structure dried to a measured standard, rebuild last. An independent local pro takes the call.

Local and independent · the visit decides the scope

  • Round-the-clock cover for water that is still standing
  • Local contractors, independent of this site
  • Scope written at the property by the pro who attends
  • Readings against IICRC S500 settle when drying is done
  • 24/7 emergency response

Round the clock, because water that is standing at 3am is still standing at 6am.

  • No lead form

Quoted by the contractor on site. No form, no list, no resale.

A referral network of independent water damage contractors, reached through one number, in every state.

The scope is written at the door, after the meter readings and before anything is removed.

The order a drying job runs in

Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Drying conditions particular to Olympia

When a floor is wet in Olympia, the call routes to an independent local contractor for water damage restoration, across town and out to Quixote Village. The downtown here stands on fill over tideflats, and artesian water sits under it trying to come up.

What is behind the walls here

Roughly 16,241 of Olympia's 26,795 homes went up before 1990, putting the median build year at 1982; what dries in place and what comes out follows from that. Around a median of 1982 with six in ten houses older, the lower part of the city was made by filling tidal ground, and beneath that fill is a confined aquifer under enough pressure to rise on its own.

The drying weather

Drying here is a July job at one pace and a December job at another, 64.2 degrees against 38.9; the 59.01 inches a year peak in November at 9.67, rain recorded at OLYMPIA 1.3 S 1.2 miles away and temperatures at OLYMPIA AP 4.7 miles away. November is the wettest month at 9.67 inches of a 59-inch year and no month averages a freeze, so the wet season delivers an enormous volume; fill over a pressurised aquifer takes that from above while being pushed from below.

Where these losses tend to land

  • Water under pressure beneath the fill, so it rises rather than merely sitting
  • Made ground of unknown composition, so what is beneath a building is not predictable
  • Two sources at once, so pumping the surface water does not address the other

Frequently asked questions

What is under the downtown?

Fill placed over what were tidal flats, and beneath that a confined aquifer. The water in that aquifer is under pressure, which is why there are artesian wells here that flow without pumping, and it is pressing up under the fill.

Does that change what a sump is doing?

It changes what it is fighting. A pump dealing with rain that has soaked down eventually wins; one dealing with water being pushed up from below is working against a source that does not stop, so it runs continuously rather than cycling.

How can the two be told apart?

By when it runs. Surface water follows the rain with a delay of hours to days; artesian pressure is steady and largely indifferent to the weather. A sump that runs just as hard in August as in November is telling you which it is.
