Drying, stage by stage

Sequence beats equipment on a wet building. The stages below come from IICRC S500 - all of them the contractor's work, each one setting the size of the next.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

What drying a building in Temple involves

Water damage restoration by an independent local contractor covers Temple together with Lakewood Ranch and Wyndham Hill. Half the houses went up around 1990, the years of gray poly supply, which fails at its fittings inside walls rather than at fixtures.

What the houses are made of

49.4 percent of Temple's housing was standing before 1990, around a median build year of 1991, and that era decides what a contractor finds once the drywall is off. With the median build year at 1991 a large part of the stock was plumbed in gray polybutylene, and that material fails at the crimped fittings buried in walls and ceilings, so the loss starts in a cavity and the first sign is a stain rather than a spray.

Drying conditions

No month in Temple has a normal low below freezing, and January is the coolest at 35.7 degrees. The rain side of the calendar peaks in October at 4.56 inches of an annual 38; rain recorded at BELTON 3.9 N 5.2 miles away and temperatures at STILLHOUSE HOLLOW DAM 9.5 miles away. October is the wettest month, which puts the heaviest rain at the end of the cooling season, and no month averages a freezing low; the building is then neither heated nor cooled, so an October loss has no background drying and runs several days longer than a midsummer one.

How water losses tend to end in Temple

  • Gray poly fittings failing inside wall and ceiling cavities, so the water is in the framing before anything is visible in the room
  • Whole subdivisions plumbed in the same material in the same years, so one failure is a reason to look at the rest of the house
  • An October rain peak in the shoulder season, so the wettest month is also the one with neither heating nor cooling helping

Frequently asked questions

There is a stain on the ceiling and nothing else. What is the likely source?

A fitting in the cavity above it. Gray poly generally does not burst along the pipe; it fails where the pipe is crimped onto a fitting, and those sit inside walls and ceilings. The stain marks where the water finally found a seam, so the ceiling is opened along the framing until dry members are reached.

Should the rest of the house be looked at?

It is worth raising with the plumber. Where a house was piped in one material in one week, the fittings all reached the same age at the same time. That is not a drying question, but it changes whether an opening is patched now or left accessible, and reopening a ceiling twice costs far more than doing it once.

Why does an October loss take longer than a July one?

Because nothing mechanical is running. Through the summer the cooling system quietly takes moisture out of the whole house, and in the winter the heat does the same. In October neither is on, so the building offers no background drying and the equipment carries the entire load. Three or four extra days is typical.
