Readings, then scope, then removal - in that order, agreed at the door.

The four stages of a drying job

What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Pearland: what the drying job runs into

When a floor is wet in Pearland, the call routes to an independent local contractor for water damage restoration, across town and out to Cypress Village, Cabot Cove, and Cobblestone. Standby generators are common on these houses, and a generator is a fuel line and a transfer switch beside the wall.

How these houses are built

Only 79.5 percent of Pearland's housing went up after 1989, so the median build year sits at 2003 and the drying scope is set by that era's materials. With a median of 2003 and a fifth of the stock older, a considerable number of properties have a permanently installed standby generator on a pad beside the house, with gas piped to it and a switch cabinet on the wall.

The climate a job dries in

A normal year here delivers 53.32 inches, 5.77 of them in October, against a warm season that peaks at 85.1 degrees in August; both figures recorded at HOUSTON CLOVER FLD, 5.5 miles away. October is the wettest month at 5.77 inches of a 53-inch year and no month averages a freeze, so the heaviest rain arrives with tropical systems; that is exactly when a generator runs and when the ground around it is saturated.

The way a loss ends here

  • Electrical equipment mounted low on an outside wall, so it sits where splash and standing water reach
  • A pad beside the house, so ground is compacted and leveled right against the wall
  • Equipment that only runs in the worst weather, so faults are found at the worst moment

Frequently asked questions

What is actually installed outside?

A generator on a concrete pad, a gas supply run to it, and a transfer switch cabinet fixed to the wall beside the meter. It is a permanent installation rather than a portable unit, and it sits close against the building.

Why is the pad a problem?

Because of where it puts the ground. A leveled compacted pad tight against the wall interrupts whatever fall was there, so water arriving during a storm has a flat hard surface beside the foundation instead of a slope away from it.

What is worth checking before the season?

The seal where the conduit and the gas line enter the wall, and whether the pad has settled toward the house. Both are five-minute checks and both are the sort of thing only noticed when the generator is already running in a storm.
