Water Out, Structure Dried
Amarillo, TX Water Damage Restoration

The order a drying job runs in
Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.
-
Step 1: Stop and remove
The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.
-
Step 2: Open and map
Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.
-
Step 3: Dry to a number
Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.
-
Step 4: Close up
Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.
Drying conditions particular to Amarillo
When a floor is wet in Amarillo, the call routes to an independent local contractor for water damage restoration, across town and out to Bivins Addition and Route 66 Historic District. A caliche hardpan sits under the slabs here, so water below the floor cannot soak away and spreads flat instead.
What is behind the walls here
Only 28.2 percent of Amarillo's housing went up after 1989, so the median build year sits at 1973 and the drying scope is set by that era's materials. Around a median of 1973 with seven in ten predating 1990, the stock is brick-veneer houses on slab, and because the layer beneath the concrete is effectively sealed, a line that fails under the floor puts water across a wide area rather than losing it into the ground.
The drying weather
On the 1991–2020 normals, Amarillo gets 19.66 inches a year with August heaviest at 2.86, and the drying season runs from a 38.6-degree January to a 79.6-degree July; both figures recorded at AMARILLO, 7.4 miles away. Under twenty inches fall in a year and the August peak is under three, so the air above the floor is dry enough to finish a room quickly, while below it a subslab loss has no route away at all and will keep feeding the concrete until the line is closed.
Where these losses tend to land
- A sealed hardpan under the slab, so water from a failed line spreads laterally instead of draining and wets far more floor than the leak suggests
- Very dry indoor air that finishes surfaces fast, so a room reads finished while the concrete under it is still carrying water
- Three freezing months with unheated garages and outbuildings on the same supply, so a split happens where nobody is standing

Frequently asked questions
The leak was in one corner. Why is half the floor wet?
Because there is nowhere for it to go. The layer beneath these slabs is close to impermeable, so water from a failed line under the floor spreads sideways along it rather than soaking down. The wet area is a shallow sheet, and it can be many times the size of the break by the time anything shows in the room.
What does the run look like once the pipe is repaired?
Two to three weeks for the concrete, starting from the repair rather than from the discovery. Above the floor the rooms come down quickly in this air. The slab is the schedule, and it has to be read on consecutive days until the numbers stop moving before any covering goes back over it.
Why is a spare room being checked when the leak was in the kitchen?
Because the sheet of water under the slab does not respect the floor plan. It follows whatever slope the hardpan has, which is rarely the same direction as the rooms. Readings are taken across the whole floor early on, and the drying is set up on what the meter shows rather than on where the fitting failed.
