Water Out, Structure Dried

Johnstown, PA Water Damage Restoration

Homes across Johnstown and the rest of Pennsylvania get one sequence: water out, structure dried to a measured standard, rebuild last. An independent local pro takes the call.

Local and independent · the visit decides the scope

  • Round-the-clock cover for water that is still standing
  • Local contractors, independent of this site
  • Scope written at the property by the pro who attends
  • Readings against IICRC S500 settle when drying is done
  • 24/7 emergency response

Round the clock, because water that is standing at 3am is still standing at 6am.

  • No lead form

Quoted by the contractor on site. No form, no list, no resale.

A referral network of independent water damage contractors, reached through one number, in every state.

The order a drying job runs in

Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Drying conditions particular to Johnstown

When a floor is wet in Johnstown, the call routes to an independent local contractor for water damage restoration, across town and out to Prospect Homes, Oakhurst Homes, and Kernville. A great many of these houses are clad in asphalt sheet printed to look like brick, and it is brittle now.

What is behind the walls here

Only 4.9 percent of Johnstown's housing went up after 1989, so the median build year sits at 1942 and the drying scope is set by that era's materials. Around a median of 1942 with 95 percent of the stock older, the frame houses were covered in asphalt-impregnated sheet stamped and colored to imitate brickwork, nailed straight over the original boards as an inexpensive way to weatherproof them.

The drying weather

4 months in Johnstown have normal lows below freezing, January the coldest at 19.2 degrees. The rain side of the calendar peaks in July at 4.47 inches of an annual 45.74; rain recorded at BELMONT 0.1 NE 3.3 miles away and temperatures at JOHNSTOWN CAMBRIA CO AP 4.5 miles away. July is the wettest month at 4.47 inches of a 46-inch year and four months average a low below freezing, so the material is soaked in summer and frozen through the winter; asphalt sheet that has been through eighty of those cycles has no flexibility left.

Where these losses tend to land

  • A covering that has gone brittle, so it cracks rather than flexing and the cracks stay open
  • Sheets nailed over the original siding, so there are two layers and the damage is under both
  • A material nobody makes any more, so a repair means patching rather than matching

Frequently asked questions

What is the brick-patterned siding?

Asphalt sheet, stamped and colored to look like brickwork and nailed straight over the original wood siding. It was cheap, it went on fast, and it covered a lot of houses in this part of the state. Almost all of it is eighty years old now.

Why does it fail all at once?

Because it ages by becoming brittle rather than by wearing thin. For decades it does its job, and then it reaches the point where a freeze cracks it and the cracks do not close again. After that, a single wall can open up over one or two winters.

What is behind the asphalt sheet?

The original wood siding, usually wet. That is the part that matters, because the asphalt sheet held water against boards that were never meant to stay damp, so the condition underneath is frequently worse than the surface suggests and has to be opened to know.
