Groundwater & Basement Water Intrusion in Portland, OR

Basement seepage, failed sumps and water through the slab are extracted and dried, and the path from the ground is found so the floor stays dry next season. The path from the ground is named first: through the wall, up through the slab, back through a drain, or from a sump that stopped. The space is extracted and dried, with the porous materials the water touched removed, and the delivery is addressed, because a dried floor only stays dry if the water stops arriving.

Often needed alongside

  • Structural Drying & Dehumidification

Sealed air movers and dehumidifiers bring framing, subfloor and drywall back to a measured dry standard, with daily readings logged from inside the material.

  • Emergency Water Extraction

Standing water is pumped and extracted around the clock, before it climbs the walls and soaks the subfloor. Same-day response where coverage allows.

  • Mold Inspection & Testing

An independent assessor confirms whether the assembly that got wet is actually dry, whether growth started while it was not, and how far it reaches.

Frequently asked questions

The rain runs from October into May. Does the equipment stay out longer here?

It runs longer than the same loss would elsewhere, because the outdoor air is no help for most of the year. Nothing freezes here, so the ground stays saturated through the wet months and the air stays cool and damp, which means the dehumidifier does all the work rather than sharing it with dry outdoor air. A week is ordinary in December; the same loss in August is a few days.

Does the crawl space need drying if the leak was upstairs?

Usually yes, because the water ends up there. A leak on an upper floor runs down inside the walls and finishes in the crawl, where the ground is already damp and the insulation holds it against the subfloor. The contractor pulls the wet batts, seals and dries the crawl, and reads the joists and subfloor from below until they hold the standard.

Can plaster in an old bungalow be dried without tearing it out?

Often, if it is reached early and the readings move. Plaster on lath is dense and gives up water slowly, so the contractor drills at the base to get air behind it, keeps the room sealed and dehumidified, and reads the lath rather than the surface. Plaster that has gone soft or lost its keys comes out; the rest is dried in place over a longer run.
