Water Out, Structure Dried

Hillsboro, OR Water Damage Restoration

Homes across Hillsboro and the rest of Oregon get one sequence: water out, structure dried to a measured standard, rebuild last. An independent local pro takes the call.

Local and independent · the visit decides the scope

  • Round-the-clock cover for water that is still standing
  • Local contractors, independent of this site
  • Scope written at the property by the pro who attends
  • Readings against IICRC S500 settle when drying is done
  • 24/7 emergency response

Round the clock, because water that is standing at 3am is still standing at 6am.

  • No lead form

Quoted by the contractor on site. No form, no list, no resale.

A referral network of independent water damage contractors, reached through one number, in every state.

The order a drying job runs in

Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Drying conditions particular to Hillsboro

When a floor is wet in Hillsboro, the call routes to an independent local contractor for water damage restoration, across town and out to Dawson Creek, Orenco, and Orenco Station. Hazelnut orchards surround these subdivisions, and orchard floors are kept bare and rolled smooth for harvest.

What is behind the walls here

The typical Hillsboro house dates to 1997, with about a third of the stock (33.7 percent) built before 1990, so the assemblies that get wet are mostly late 1990s work. With a median of 1997 and a third of the stock older, the developments were built out into orchard country, so the ground adjoining a great many of them is managed orchard rather than pasture or woodland.

The drying weather

No month in Hillsboro has a normal low below freezing, and December is the coolest at 33.3 degrees. The rain side of the calendar peaks in December at 6.05 inches of an annual 35.93; both figures recorded at PORTLAND-HILLSBORO AP, 1.1 miles away. December is the wettest month at 6.05 inches of a 36-inch year and no month averages a freeze, so the wet season is long and steady; an orchard floor rolled flat for harvest sheds that rather than taking it in.

Where these losses tend to land

  • A bare rolled surface next door, so the adjoining ground behaves like paving
  • Very large areas draining as one, so what arrives is out of scale with the subdivision
  • Farming operations rather than a development, so the drainage is not designed to any standard

Frequently asked questions

Why does an orchard shed so much water?

Because the floor of it is managed rather than left alone. Hazelnuts are harvested off the ground, so the orchard floor is kept clear of vegetation and rolled smooth and hard before harvest. That produces a large, compacted, almost bare surface.

When is it worst?

Through the winter, after the ground has been rolled and before anything grows back on it. That coincides exactly with the wet season here, so the neighboring surface is at its least absorbent through the months with the most rain.

Is the runoff anyone's responsibility?

It is a harder question than with a developed site, because ordinary farming is treated differently. In practice the useful route is interception at the boundary rather than a complaint, and a conversation with the grower before a formal one.
