Water Out, Structure Dried

Del City, OK Water Damage Restoration

Homes across Del City and the rest of Oklahoma get one sequence: water out, structure dried to a measured standard, rebuild last. An independent local pro takes the call.

Local and independent · the visit decides the scope

  • Round-the-clock cover for water that is still standing
  • Local contractors, independent of this site
  • Scope written at the property by the pro who attends
  • Readings against IICRC S500 settle when drying is done
  • 24/7 emergency response

Round the clock, because water that is standing at 3am is still standing at 6am.

  • No lead form

Quoted by the contractor on site. No form, no list, no resale.

The order a drying job runs in

Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Drying conditions particular to Del City

When a floor is wet in Del City, the call routes to an independent local contractor for water damage restoration, across town and out to its edges. A frieze board closes the top of these walls under the eave, and water that gets behind it is inside the wall.

What is behind the walls here

87.5 percent of Del City's housing was standing before 1990, around a median build year of 1964, and that era decides what a contractor finds once the drywall is off. Around a median of 1964 with nearly nine in ten predating 1990, these small postwar houses finish the top of the wall with a flat board run under the eave, closing the gap between the cladding and the soffit above it.

The drying weather

May brings 5.36 of the 37.18 inches Del City sees in a normal year, and July averages 82 degrees, which is the pace a wet floor dries at in the warm season; rain recorded at MOORE 1.3 ENE 7.6 miles away and temperatures at SPENCER 2ENE MESONET 8.5 miles away. May is the wettest month at 5.36 inches of a 37.18-inch year and two months average lows below freezing, so the heaviest rain arrives in spring storms with strong wind behind them; wind pushing rain upward under an eave reaches that board directly.

Where these losses tend to land

  • A horizontal joint at the top of the wall, which is where driven rain concentrates
  • Board that has shrunk away from the soffit above it, opening a line the width of the house
  • Water entering at the top plate, so it runs the full height of the cavity before it appears

Frequently asked questions

What is the frieze board doing?

Closing the top of the wall. It caps the cladding and meets the soffit above, so the assembly is sealed at that line. It is also a wide flat board facing the weather at the height where driven rain hits hardest, and it has usually shrunk, cupped or lost its paint film decades ago.

Why is water at that height worse than lower down?

Because it has the whole wall to travel down. Water entering at the top plate runs inside the cavity past the insulation, the wiring and the framing, and arrives at the bottom of the wall or the floor structure. The damage appears a long way from the entry point, which is what makes it hard to trace.

How is the joint properly closed?

With a flashing over the board rather than a bead of sealant under the soffit. A metal edge that laps over the top of the frieze and behind the soffit takes water out onto the face of the wall, where it belongs. Caulking the line is what has already been done several times on most of these.
