How a wet building gets dry again

The order matters more than the equipment. These are the stages the IICRC S500 drying standard describes; each is the contractor's work, and each decides how much of the next there is.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Inside a Rome drying job

When a floor is wet in Rome, the call routes to an independent local contractor for water damage restoration, across town and out to its edges. The postwar stock here is largely story-and-a-half, with unheated knee-wall voids running behind the upstairs rooms.

Construction you will find here

Ask when the houses in Rome were built and the answer is 1955 at the median, 88.2 percent of them finished by 1990. Around a median of 1955 with nearly nine in ten houses older, the common plan is a story and a half with the upper rooms tucked under the roof slope, and behind their side walls is a triangular void that is outside the heated part of the house but inside its envelope.

Conditions for drying

On the 1991–2020 normals, Rome gets 43.82 inches a year with October heaviest at 4.67, and the drying season runs from a 21.5-degree January to a 70.2-degree July; both figures recorded at ROME GRIFFISS AIRFIELD, 4 miles away. October is the wettest month here at under five inches of a forty-four inch year and five months average a low below freezing, so the heaviest rain arrives just as the heating season starts; a void behind a knee wall is cold at that point and stays cold, which is why anything wet in there stays wet.

What tends to go wrong in Rome

  • Unheated voids behind upstairs knee walls, so any water that reaches them sits in a space the house never warms
  • Plumbing and duct runs taken through those voids, so the coldest part of the upper floor carries the lines most likely to split
  • Access only through a small hatch or not at all, so the wet area cannot be reached without opening finished wall

What is wet decides where this starts. Independent Rome contractors handle extraction and drying, and mold inspection and remediation close out the same job.

Frequently asked questions

What is behind the low wall in the upstairs room?

A triangular space running the length of the house between the roof slope and the floor. It is inside the building but outside the heated part, and it usually carries pipe or duct runs. When something in there fails, the water is in a cold void with no air movement and no easy way in.

Why does a loss in there take so long to show?

Because nothing about the space encourages it to appear. The void is cold, closed and unvisited, so water can run along the floor framing for days before it reaches a ceiling below or a wall that anyone sees. By the time it shows, the extent is set by how long it ran rather than by the size of the failure.

Does the wall have to be opened to dry it?

Nearly always. A hatch, where there is one, gives access to a foot or two and no more, and moving air into a long cold void through a small opening does very little. The knee wall comes off along the wet run so the space can be cleared, read and dried as an open assembly.
