Readings, then scope, then removal - in that order, agreed at the door.

The four stages of a drying job

What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Oswego: what the drying job runs into

When a floor is wet in Oswego, the call routes to an independent local contractor for water damage restoration, across town and out to Franklin Square and Washington Square. There are three layers of shingles on a good many of these roofs, so the deck beneath has not been seen in fifty years.

How these houses are built

Ask when the houses in Oswego were built and the answer is 1938 at the median, 91.5 percent of them finished by 1990. Around a median of 1938 with over nine in ten predating 1990, these roofs have been recovered rather than stripped more than once, leaving two or three layers of asphalt on a deck that has not been exposed since the first one went on.

The climate a job dries in

A normal year here delivers 43.13 inches, 4.59 of them in October, against a warm season that peaks at 71.5 degrees in July; both figures recorded at OSWEGO, 1.8 miles away. October is the wettest month at 4.59 inches of a 43.13-inch year and four months average lows below freezing, so the roof carries heavy snow for months; three layers of covering is a great deal of additional weight on framing sized for one.

The way a loss ends here

  • Weight on the roof structure well beyond what it was framed for, before any snow
  • A deck nobody has inspected in decades, with any old damage sealed under the layers
  • Water tracking between layers rather than through them, so it appears far from where it entered

Frequently asked questions

Why do multiple layers cause leaks?

Because water gets between them and travels. A single covering sheds water down its surface; layered coverings have gaps where one stops and the next begins, and water entering at a flashing can run sideways between courses before it finds a way down. The stain inside bears little relation to the entry point.

What about the deck underneath?

It is the unknown in every one of these. Any rot that existed when the second layer went on is still there, covered rather than repaired, and it has continued. That is why a re-roof on a house like this frequently turns into a deck replacement once the layers come off.

Does the weight actually matter here?

It does with this much snow. Two extra layers of asphalt add a real load to the framing before anything falls on it, and the roofs here carry snow for months. It is one of the reasons stripping to the deck rather than adding another layer is the right decision in this climate.
