Readings, then scope, then removal - in that order, agreed at the door.

The four stages of a drying job

What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Batavia: what the drying job runs into

When a floor is wet in Batavia, the call routes to an independent local contractor for water damage restoration, across town and out to Ross Street and James Street. The concrete apron at the back door here has settled over eighty years until it falls toward the house instead of away.

How these houses are built

Roughly 7,368 of Batavia's 7,816 homes went up before 1990, putting the median build year at 1944; what dries in place and what comes out follows from that. Around a median of 1944 with 94 percent of the stock older, the back steps and the walk beside them were poured against the foundation when the houses were young, and the ground beneath them has been settling ever since.

The climate a job dries in

Drying here is a July job at one pace and a January job at another, 70.4 degrees against 23.4; the 36.57 inches a year peak in June at 3.69, both figures recorded at BATAVIA, 2.2 miles away. June is the wettest month at 3.69 inches of a 37-inch year and five months average a low below freezing, so the slab is lifted and dropped by frost every winter as well as settling; eighty cycles of that have tipped it back toward the wall.

The way a loss ends here

  • Paving that now falls toward the building, so it delivers rather than sheds
  • A slab poured tight against the foundation, so what it collects goes straight down the wall
  • A change that happened a fraction at a time, so it looks the way it has always looked

Frequently asked questions

Which way is the back apron supposed to fall?

Away from the building, by a noticeable amount. It was poured that way when the house was built. Eighty years of the ground settling beneath it and frost lifting it each winter have tipped it the other way, so it now carries water to the wall rather than off it.

How much water does that actually deliver?

A good deal more than people expect, because it is collecting from an area rather than a line. A back apron and walk can gather several hundred gallons in a heavy June storm, and all of it arrives at one spot against the foundation.

Can it be corrected without replacing it?

Sometimes, by lifting the slab back to grade rather than breaking it out, which is far less work than it sounds. Where the concrete has broken up it has to come out, but a sound slab that has simply tipped is often worth raising.
