Water Out, Structure Dried

Kannapolis, NC Water Damage Restoration

Homes across Kannapolis and the rest of North Carolina get one sequence: water out, structure dried to a measured standard, rebuild last. An independent local pro takes the call.

Local and independent · the visit decides the scope

  • Round-the-clock cover for water that is still standing
  • Local contractors, independent of this site
  • Scope written at the property by the pro who attends
  • Readings against IICRC S500 settle when drying is done
  • 24/7 emergency response

Round the clock, because water that is standing at 3am is still standing at 6am.

  • No lead form

Quoted by the contractor on site. No form, no list, no resale.

A referral network of independent water damage contractors, reached through one number, in every state.

The order a drying job runs in

Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Drying conditions particular to Kannapolis

When a floor is wet in Kannapolis, the call routes to an independent local contractor for water damage restoration, across town and out to Oakwood, Settlers Ridge, and Car Town. There is a void cast into the slab under each tub here, formed for the drain and never filled afterward.

What is behind the walls here

50.6 percent of Kannapolis's housing was standing before 1990, around a median build year of 1989, and that era decides what a contractor finds once the drywall is off. Around a median of 1989 with about half the stock older, the slabs were poured with a box-out under each bathtub so the drain could be connected, and once the plumbing was in most of those voids were covered rather than filled, leaving a hollow in the floor.

The drying weather

A normal year here delivers 47.87 inches, 5.31 of them in July, against a warm season that peaks at 80.3 degrees in July; both figures recorded at CONCORD, 5.6 miles away. July is the wettest month at over five inches of a forty-eight inch year with three months averaging a low below freezing, so the wet season is warm; a void in the slab under a tub collects whatever leaks into it and has no ventilation at any time of year.

Where these losses tend to land

  • A hollow cast into the floor under the tub, so anything leaking at the drain collects rather than spreading
  • A void covered rather than filled, so there is a closed space in the slab nobody can see into
  • Water held below floor level in a warm closed space, so it sits there rather than evaporating

Frequently asked questions

What is the void under the bath?

A box-out formed in the slab when it was poured so the drain could be connected from below. Once the plumbing was in, most of them were simply covered over rather than filled, so there is a hollow in the concrete under the tub with the connection inside it.

Why does a void under the tub matter?

Because it collects. A drain that weeps puts water into a closed hollow rather than onto a floor where it would be seen, and it stays there with no ventilation. By the time anything appears in the room, the void has been holding water for a long time.

How is the box-out reached?

By taking the tub out, which is most of the work. There is no access to a box-out from anywhere else, and the readings on the floor around it are unhelpful because the water is below the slab surface rather than in it. The bathroom comes apart to see it.
