The four stages of a drying job
What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.
-
Step 1: Stop and remove
The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.
-
Step 2: Open and map
Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.
-
Step 3: Dry to a number
Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.
-
Step 4: Close up
Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.
Five Points: what the drying job runs into
When a floor is wet in Five Points, the call routes to an independent local contractor for water damage restoration, across town and out to its edges. Four houses in five went up after 1990 and many are set on piers with a wrapped underbelly that holds water under the floor.
How these houses are built
Only 80.2 percent of Five Points's housing went up after 1989, so the median build year sits at 2005 and the drying scope is set by that era's materials. The median build year is 2005 and a large share of the stock is factory built and set on piers, so under the floor there is a stapled fabric belly wrap holding the insulation, and a supply failure fills that wrap like a bag rather than draining away onto the ground.
The climate a job dries in
A normal year here delivers 48.56 inches, 5.27 of them in September, against a warm season that peaks at 79.3 degrees in July; both figures recorded at RAEFORD, 7.7 miles away. September is the wettest month and only two months average a freezing low, so the year has a long warm season and a short cold one; the warm half is when the space under a set home is most humid, and a belly wrap that has taken water in September will not dry out on its own before spring.
The way a loss ends here
- Belly wrap under a set home holding water against the floor decking, so it has to be cut and drained before anything can be dried
- Insulation batts inside the wrap staying saturated after the water is gone, so the floor reads wet from below for weeks
- Marriage lines down the center of a set home where two halves meet, so water crosses from one side to the other along a seam with no barrier

Frequently asked questions
Water is pooling under the house. Why will it not drain away?
Because it is sitting in the belly wrap rather than on the ground. The fabric under a factory built home is continuous and stapled up at the edges, so it holds whatever gets into it directly against the underside of the floor. It has to be cut at low points, drained, and the wet insulation pulled out through the cuts.
Once the wrap is opened, when is the floor dry?
A week to ten days with air moved underneath, longer in September when the space is humid to begin with. The decking is the part that matters and it is read with pins from below. Closing the wrap back up before those readings hold is the single most common way this loss turns into a second job.
The leak was on one side of the house. Why is the other side wet?
Because of the marriage line. Two halves set together share a seam down the middle with no water barrier in it, and the floors meet over a beam that carries water sideways rather than stopping it. Both halves get read as a matter of course, and the drying is set up on whichever side the meter says, not on where the pipe failed.
