After the drying
Mold Inspection & Testing in Five Points, NC
An independent assessor confirms whether the assembly that got wet is actually dry, whether growth started while it was not, and how far it reaches. An inspection after a water loss confirms whether the assembly that got wet is dry now and whether growth started while it was not. Readings are taken in the material, cavities are opened where the readings point, and the result is a written scope of what is dry, what is not, and what has to be corrected for the repair to hold.

On this site, inspection is the last check of a water job rather than the start of a separate one. Most people reach this page because something was wet, was dried, and a smell or a stain came back. The inspection answers whether the material is dry now and whether anything grew while it was not. Nothing here is medical advice; questions about health are for a clinician.
Often needed alongside
- Mold Remediation
Growth and the material it grew into come out under containment, what remains is cleaned, and the assembly is dried and read before anything closes it in.
- Structural Drying & Dehumidification
Sealed air movers and dehumidifiers bring framing, subfloor and drywall back to a measured dry standard, with daily readings logged from inside the material.
Frequently asked questions
Water is pooling under the house. Why will it not drain away?
Because it is sitting in the belly wrap rather than on the ground. The fabric under a factory built home is continuous and stapled up at the edges, so it holds whatever gets into it directly against the underside of the floor. It has to be cut at low points, drained, and the wet insulation pulled out through the cuts.
Once the wrap is opened, when is the floor dry?
A week to ten days with air moved underneath, longer in September when the space is humid to begin with. The decking is the part that matters and it is read with pins from below. Closing the wrap back up before those readings hold is the single most common way this loss turns into a second job.
The leak was on one side of the house. Why is the other side wet?
Because of the marriage line. Two halves set together share a seam down the middle with no water barrier in it, and the floors meet over a beam that carries water sideways rather than stopping it. Both halves get read as a matter of course, and the drying is set up on whichever side the meter says, not on where the pipe failed.
