The four stages of a drying job
What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.
-
Step 1: Stop and remove
The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.
-
Step 2: Open and map
Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.
-
Step 3: Dry to a number
Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.
-
Step 4: Close up
Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.
Tupelo: what the drying job runs into
When a floor is wet in Tupelo, the call routes to an independent local contractor for water damage restoration, across town and out to Boggan Estates Apartments. Much of the stock has been repaired over older framing, so an assembly closed up damp years ago turns up during the next loss.
How these houses are built
Ask when the houses in Tupelo were built and the answer is 1981 at the median, 62.4 percent of them finished by 1990. The median build year is 1981 but a great deal of the housing carries older framing under newer work, so opening a wall after a loss frequently finds an earlier repair that was covered rather than dried, and the scope then follows the old staining as well as the new water.
The climate a job dries in
One month in Tupelo has a normal low below freezing, January at 31.7 degrees. The rain side of the calendar peaks in December at 5.9 inches of an annual 57.87; both figures recorded at TUPELO 2, 1.9 miles away. Nearly fifty-eight inches fall in a year with the peak in December and only one month averaging a freezing low, so the wet season is the mild one and there is no hard cold stretch to finish anything; a wall closed damp in this climate stays damp until somebody opens it.
The way a loss ends here
- Earlier repairs closed over damp framing, so a new loss uncovers old staining and the scope grows once the wall is open
- Newer roofs laid over older decking, so a path that once let water in has been covered rather than dried and the sheathing below still carries it
- A December rain peak with no freeze at either end, so nothing in the calendar ever finishes a job that the equipment did not

Frequently asked questions
The wall was opened and there is old damage behind it. What happens now?
It gets read and included. Old staining on framing is not automatically a problem, but wood that still carries moisture is, and the only way to tell is with pins rather than by eye. Where the readings are high the material comes out with the new work; where the wood is dry and sound, it stays and the opening is closed.
With no cold season to help, what decides the length of the run?
Seven to ten days, and the season barely changes it. Places with a hard winter get free drying from heated indoor air for part of the year. Here the building is mild and humid most of the time, so the whole load falls to the equipment and the run length is set by the material rather than by the month.
What decides whether the roof decking comes off?
Its readings and its condition, taken from inside the attic. Decking that is delaminating or soft is replaced whatever the meter says. Sound decking that reads high is dried from below with air moved through the attic, which is far cheaper than a tear-off. The decision is made after a day of readings rather than on first sight.
