Groundwater & Basement Water Intrusion in Flint, MI
Basement seepage, failed sumps and water through the slab are extracted and dried, and the path from the ground is found so the floor stays dry next season. The path from the ground is named first: through the wall, up through the slab, back through a drain, or from a sump that stopped. The space is extracted and dried, with the porous materials the water touched removed, and the delivery is addressed, because a dried floor only stays dry if the water stops arriving.

Often needed alongside
- Structural Drying & Dehumidification
Sealed air movers and dehumidifiers bring framing, subfloor and drywall back to a measured dry standard, with daily readings logged from inside the material.
- Emergency Water Extraction
Standing water is pumped and extracted around the clock, before it climbs the walls and soaks the subfloor. Same-day response where coverage allows.
- Mold Inspection & Testing
An independent assessor confirms whether the assembly that got wet is actually dry, whether growth started while it was not, and how far it reaches.
Frequently asked questions
Why does one repair often lead to another failure?
Because the whole run is in a similar condition. Galvanized supply corrodes from the inside along its length, so when one section is cut and worked on, the pressure and movement shift to the next weakest point, which may be a few feet away. The first failure is usually the start of a sequence rather than an isolated event.
Does that change how the drying is approached?
It changes what is put back and when. There is little point closing a wall up neatly if the section behind it is likely to be opened again within weeks, so the extent of the pipework is discussed early and the rebuild is planned around it. Drying the building is the straightforward half.
Can the pipe be checked before it fails?
Only roughly. Corrosion is on the inside, so the outside of a run says very little, and pressure and flow give a general picture rather than a map. What is usually established instead is the age and material of the system as a whole, which is a better guide to what is coming than any single measurement.
