Water Out, Structure Dried

Flint, MI Water Damage Restoration

Homes across Flint and the rest of Michigan get one sequence: water out, structure dried to a measured standard, rebuild last. An independent local pro takes the call.

Local and independent · the visit decides the scope

  • Round-the-clock cover for water that is still standing
  • Local contractors, independent of this site
  • Scope written at the property by the pro who attends
  • Readings against IICRC S500 settle when drying is done
  • 24/7 emergency response

Round the clock, because water that is standing at 3am is still standing at 6am.

  • No lead form

Quoted by the contractor on site. No form, no list, no resale.

The order a drying job runs in

Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Drying conditions particular to Flint

When a floor is wet in Flint, the call routes to an independent local contractor for water damage restoration, across town and out to East Village Neighborhood and Carriage Town. Almost all of this housing predates 1990, and its galvanized supply has corroded to where one repair brings on the next failure.

What is behind the walls here

96.3 percent of Flint's housing was standing before 1990, around a median build year of 1954, and that era decides what a contractor finds once the drywall is off. Around a median of 1954 with nineteen houses in twenty older, much of the supply is still the original galvanized steel, and decades of internal corrosion have narrowed and thinned it unevenly; the pipe is holding, but it is holding at a point where disturbing one section puts pressure on the next.

The drying weather

May brings 3.68 of the 32.88 inches Flint sees in a normal year, and July averages 71.1 degrees, which is the pace a wet floor dries at in the warm season; both figures recorded at FLINT 7W, 4 miles away. May is the wettest month at under four inches of a thirty-three inch year and five months average a low below freezing, so the year is dry by most standards and the cold is long; the supply failures here are not weather events at all, and they arrive in whatever month the pipework decides.

Where these losses tend to land

  • Supply corroded thin along its length, so a repair at one point commonly brings on a failure at the next
  • Losses arriving in sequence rather than singly, so a house can be dried and back in the same condition weeks later
  • Pipe that reads sound from outside, so there is no way to tell which section is closest to going

Frequently asked questions

Why does one repair often lead to another failure?

Because the whole run is in a similar condition. Galvanized supply corrodes from the inside along its length, so when one section is cut and worked on, the pressure and movement shift to the next weakest point, which may be a few feet away. The first failure is usually the start of a sequence rather than an isolated event.

Does that change how the drying is approached?

It changes what is put back and when. There is little point closing a wall up neatly if the section behind it is likely to be opened again within weeks, so the extent of the pipework is discussed early and the rebuild is planned around it. Drying the building is the straightforward half.

Can the pipe be checked before it fails?

Only roughly. Corrosion is on the inside, so the outside of a run says very little, and pressure and flow give a general picture rather than a map. What is usually established instead is the age and material of the system as a whole, which is a better guide to what is coming than any single measurement.
