Readings, then scope, then removal - in that order, agreed at the door.

The four stages of a drying job

What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Newton: what the drying job runs into

When a floor is wet in Newton, the call routes to an independent local contractor for water damage restoration, across town and out to Lasell Village and Night Caps Corner. Many of these houses have a glazed room added on, running at a temperature and humidity nothing else in the house does.

How these houses are built

Roughly 28,856 of Newton's 33,959 homes went up before 1990, putting the median build year at 1942; what dries in place and what comes out follows from that. Around a median of 1942 with more than four in five houses older, a great many of these buildings have acquired a sunroom or conservatory at some point, usually added rather than original, and that structure has far more glass and far less insulation than anything it is attached to.

The climate a job dries in

Drying here is a July job at one pace and a January job at another, 74.4 degrees against 28.2; the 49.36 inches a year peak in December at 5.08, both figures recorded at JAMAICA PLAIN, 4.7 miles away. December is the wettest month at over five inches of a forty-nine inch year and four months average a low below freezing, so the heaviest rain lands in the coldest part of the year; a glazed room in that stretch runs cold and streams with condensation while the house beside it is warm and dry.

The way a loss ends here

  • A glazed structure attached to a conventional house, so two very different environments meet at one wall
  • Condensation forming inside the glazed room through the winter, so it produces its own water without any leak
  • A junction between an addition and the original wall, so the two move differently and the joint opens

Frequently asked questions

Why does the sunroom have water running down inside it?

Because it is mostly glass with very little insulation. In a cold month the inside surfaces drop close to the outdoor temperature while the air in the room still carries moisture from the house, so it condenses on the glass and the frames and runs down. Nothing is leaking.

Where does that water end up?

At the base of the glazing and in the floor structure underneath it, and often at the wall where the room meets the house. It arrives in small amounts every cold day rather than all at once, so what is found there is long-standing rather than recent.

Should the room be shut off from the house?

During the drying, usually yes, and often afterward as well. Treating it as part of the same space means the equipment is conditioning a glazed structure it cannot win against. Closing the connecting door lets the house be dried properly and the sunroom dealt with as its own problem.
