Readings, then scope, then removal - in that order, agreed at the door.

The four stages of a drying job

What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Norridge: what the drying job runs into

When a floor is wet in Norridge, the call routes to an independent local contractor for water damage restoration, across town and out to O'Hare. The basements here have glass block instead of opening windows, so there is no way to ventilate one and every job is dehumidified.

How these houses are built

Ask when the houses in Norridge were built and the answer is 1962 at the median, 85.8 percent of them finished by 1990. Around a median of 1962 with over eight in ten homes predating 1990, the houses are brick ranches and Georgians over full basements whose window openings were long ago filled with fixed glass block, so the lowest floor of the building has no operable opening anywhere in it.

The climate a job dries in

August brings 5.11 of the 41.26 inches Norridge sees in a normal year, and July averages 75.4 degrees, which is the pace a wet floor dries at in the warm season; rain recorded at HARWOOD HEIGHTS 0.4 NNE 1.2 miles away and temperatures at CHICAGO OHARE INTL AP 6.1 miles away. Four months with lows below freezing keep the heating season long enough to help a great deal, and the August rain peak is the awkward one: it lands when the outside air is at its most humid and the basement has no window that could be opened even if it were worth doing.

The way a loss ends here

  • Fixed glass block in every basement opening, so the space cannot be ventilated and the whole moisture load has to be condensed out
  • No route for ducting except the stair, so equipment and exhaust share the only opening in the floor
  • Brick and block walls below grade with finishes fastened to them, so the masonry is enclosed on the inside as well as sealed on the outside

Frequently asked questions

Why is nothing being vented to the outside down here?

Because there is nothing to vent through. The basement openings are fixed glass block, so there is no window to open and no practical route for ducting other than the stair. The space is sealed deliberately and the moisture is condensed out by machine, which is slower to start and entirely reliable once it is running.

Does that make a basement loss here longer than usual?

Somewhat, and predictably so. Places where a window can be opened on a dry winter day get some free drying; this one never does. Against that, a sealed space holds its conditions well, so once the equipment is sized properly the readings fall steadily. Eight to twelve days is the normal expectation.

Is August the worst month for a basement here?

It is the least helpful. The heaviest rain of the year arrives when the outside air is at its most humid and the basement floor is at its coldest relative to it, so even if a window existed, opening it would put moisture onto the concrete. From November the heating system quietly improves everything.
