The four stages of a drying job
What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.
-
Step 1: Stop and remove
The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.
-
Step 2: Open and map
Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.
-
Step 3: Dry to a number
Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.
-
Step 4: Close up
Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.
Hinsdale: what the drying job runs into
When a floor is wet in Hinsdale, the call routes to an independent local contractor for water damage restoration, across town and out to Robbins Park, Fullersburg, and Ridgewood Park. The old houses here are being replaced with much larger ones that cover very nearly the whole of the lot.
How these houses are built
56.6 percent of Hinsdale's housing was standing before 1990, around a median build year of 1981, and that era decides what a contractor finds once the drywall is off. Around a median of 1981 with just over half the stock older, a great many of the original houses have been taken down and rebuilt at two or three times the footprint, on the same lots and between the same neighbors.
The climate a job dries in
A normal year here delivers 41.1 inches, 4.7 of them in May, against a warm season that peaks at 76.8 degrees in July; rain recorded at LA GRANGE PARK 0.7 SSW 3.1 miles away and temperatures at LITTLE RED SCHOOL HSE 6.9 miles away. May is the wettest month at 4.7 inches of a 41-inch year and five months average a low below freezing, so the heaviest rain comes in spring; a lot that has lost most of its open ground has nowhere to put it.
The way a loss ends here
- Far more roof and paving on the same lot, so the runoff generated has multiplied
- Less open ground to absorb it, so what is generated has to go somewhere else
- The neighbor receiving it, so the property with the damage is not the one that changed

Frequently asked questions
Why would a neighbor's rebuild flood this house?
Because the water has to go somewhere. A house two or three times the size, with a bigger drive and patio, sheds far more than the one it replaced, and the lot it sits on has much less open ground to absorb it. The surplus crosses the line.
Was the drainage supposed to account for that?
It generally is, through detention or storage on the rebuilt lot, and the question is whether what was approved was actually built and is still working. A buried storage system that has silted up performs exactly like one that was never installed.
How is a case like that made?
With records rather than impressions. Photographs of the yard before and after the neighboring build, dated notes of when water first appeared, and the approved drainage drawings from the village between them make the argument. Recollection on its own does not.
