Water Out, Structure Dried

Bolingbrook, IL Water Damage Restoration

Homes across Bolingbrook and the rest of Illinois get one sequence: water out, structure dried to a measured standard, rebuild last. An independent local pro takes the call.

Local and independent · the visit decides the scope

  • Round-the-clock cover for water that is still standing
  • Local contractors, independent of this site
  • Scope written at the property by the pro who attends
  • Readings against IICRC S500 settle when drying is done
  • 24/7 emergency response

Round the clock, because water that is standing at 3am is still standing at 6am.

  • No lead form

Quoted by the contractor on site. No form, no list, no resale.

The order a drying job runs in

Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Drying conditions particular to Bolingbrook

When a floor is wet in Bolingbrook, the call routes to an independent local contractor for water damage restoration, across town and out to Westbury and Colonial Village. The storm inlet for each block of these subdivisions sits in a back yard at the corner of four lots.

What is behind the walls here

The typical Bolingbrook house dates to 1989, with about half of the stock (50.8 percent) built before 1990, so the assemblies that get wet are mostly late 1980s work. Around a median of 1989 with about half the stock older, these subdivisions were graded so that the back yards fall to a shared low point rather than to the street, and the drainage structure taking that water stands where four properties meet.

The drying weather

On the 1991–2020 normals, Bolingbrook gets 40 inches a year with June heaviest at 4.58, and the drying season runs from a 23.9-degree January to a 74.6-degree July; rain recorded at NAPERVILLE 4.0 SSW 3.7 miles away and temperatures at ROMEOVILLE WFO 5.9 miles away. June is the wettest month at 4.58 inches of a 40-inch year and five months average lows below freezing, so heavy summer storms arrive on ground that is frequently already wet, and winter puts that inlet under snow and ice for months at a time.

Where these losses tend to land

  • A drainage structure on private ground, so nobody treats maintaining it as their job
  • Grass clippings, leaves and mulch washing into it, which is what blocks it
  • Four properties depending on one opening, so a blockage backs up into all of them

Frequently asked questions

Why is an inlet in a back yard a problem?

Because it belongs to everybody and nobody. A curb inlet in the street gets cleared by the village; one in the corner of four back yards gets mown around. It fills with clippings and leaf litter over a few seasons, and the first anybody knows about it is standing water across the lower lawns after a storm.

What happens when the grate is covered over?

The low corner becomes a pond and then spreads. The yards were graded to send water there, so once the opening cannot take it the water backs up across the lowest ground, which is usually within a few feet of one or two of the houses. Window wells and walkout doors at that corner are what take it.

Whose responsibility is it to clear?

Usually the owners', though the structure may belong to the village, and the answer is worth establishing before there is water in a basement. Where an easement exists across the back of the lots, the village frequently has the right to work there but no duty to inspect. Keeping the grate clear is the practical answer either way.
