Groundwater & Basement Water Intrusion in Aurora, IL

Basement seepage, failed sumps and water through the slab are extracted and dried, and the path from the ground is found so the floor stays dry next season. The path from the ground is named first: through the wall, up through the slab, back through a drain, or from a sump that stopped. The space is extracted and dried, with the porous materials the water touched removed, and the delivery is addressed, because a dried floor only stays dry if the water stops arriving.

Often needed alongside

  • Structural Drying & Dehumidification

Sealed air movers and dehumidifiers bring framing, subfloor and drywall back to a measured dry standard, with daily readings logged from inside the material.

  • Emergency Water Extraction

Standing water is pumped and extracted around the clock, before it climbs the walls and soaks the subfloor. Same-day response where coverage allows.

  • Mold Inspection & Testing

An independent assessor confirms whether the assembly that got wet is actually dry, whether growth started while it was not, and how far it reaches.

Frequently asked questions

What is the stone over the window?

A lintel, carrying the brickwork above the opening. It is a single piece of cut limestone bedded into the wall, and there is a mortar joint along the top of it where the brick starts again. That joint is where the trouble is.

Why does that joint keep opening?

Because stone and brick do not move together. They expand and contract at different rates through a year with five freezing months, so the mortar between them is worked loose season after season and reopens however carefully it was pointed.

Is there a better repair than pointing?

A flexible sealant along that one joint rather than hard mortar, which accommodates the movement instead of resisting it. It looks slightly different up close and it lasts, and on a house with a dozen openings that difference is worth having.
