Readings, then scope, then removal - in that order, agreed at the door.

The four stages of a drying job

What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Aurora: what the drying job runs into

When a floor is wet in Aurora, the call routes to an independent local contractor for water damage restoration, across town and out to Scraper-Moecherville, Marywood, and Autumn Grove. Every opening in these brick houses has a cut stone lintel over it, and the joints above them have opened.

How these houses are built

The typical Aurora house dates to 1987, with about half of the stock (53.6 percent) built before 1990, so the assemblies that get wet are mostly late 1980s work. Around a median of 1987 but with a large older core, the brick stock carries a cut limestone lintel spanning each window and door, bedded into the masonry with a mortar joint running along its top edge.

The climate a job dries in

A normal year here delivers 39.47 inches, 4.86 of them in May, against a warm season that peaks at 74.4 degrees in July; both figures recorded at AURORA, 1.5 miles away. May is the wettest month at 4.86 inches of a 39-inch year and five months average a low below freezing, so the wall takes heavy spring rain and then a long freeze; a joint above a stone lintel holds water and ice through all of it.

The way a loss ends here

  • An open joint directly above a window, so what enters arrives at the head of the opening
  • Stone and brick moving differently, so the joint between them reopens after it is pointed
  • A detail repeated at every opening, so the same fault appears a dozen times on one house

Frequently asked questions

What is the stone over the window?

A lintel, carrying the brickwork above the opening. It is a single piece of cut limestone bedded into the wall, and there is a mortar joint along the top of it where the brick starts again. That joint is where the trouble is.

Why does that joint keep opening?

Because stone and brick do not move together. They expand and contract at different rates through a year with five freezing months, so the mortar between them is worked loose season after season and reopens however carefully it was pointed.

Is there a better repair than pointing?

A flexible sealant along that one joint rather than hard mortar, which accommodates the movement instead of resisting it. It looks slightly different up close and it lasts, and on a house with a dozen openings that difference is worth having.
