How a wet building gets dry again
The order matters more than the equipment. These are the stages the IICRC S500 drying standard describes; each is the contractor's work, and each decides how much of the next there is.
-
Step 1: Stop and remove
The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.
-
Step 2: Open and map
Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.
-
Step 3: Dry to a number
Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.
-
Step 4: Close up
Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.
Inside a Nampa drying job
Nampa homeowners reach an independent local contractor for water damage restoration whether the house is downtown or out in Old Nampa Neighborhood and Downtown. The outside taps here shut off well inside the wall, so when one splits the failure is in the framing, not outdoors.
Construction you will find here
Roughly 12,892 of Nampa's 40,529 homes went up before 1990, putting the median build year at 2000; what dries in place and what comes out follows from that. With a median of 2000 and under a third of the stock predating 1990, the houses were built with frost-resistant outside taps, which work by placing the shutoff a foot or more inside the heated wall; the part of the assembly that fails in a freeze is therefore inside the building.
Conditions for drying
A normal year here delivers 11.01 inches, 1.39 of them in December, against a warm season that peaks at 75.3 degrees in July; both figures recorded at NAMPA SUGAR FACTORY, 1.4 miles away. December is the wettest month at under one and a half inches of an eleven inch year and five months average a low below freezing, so there is essentially no rain and a long, hard cold season; the failures here are freeze failures almost without exception, and they arrive when the tap was left connected.
What tends to go wrong in Nampa
- A shutoff set inside the wall, so a split from freezing happens within the framing rather than at the visible fitting
- Nothing wrong on the outside, so the tap looks and often works normally until it is next opened
- Water released into a stud bay at the rim, so it runs down inside the wall and appears at the level below

Frequently asked questions
How can an outside tap flood the inside of a house?
Because the valve is not where the handle is. These taps close a foot or more back inside the heated wall so the exposed part can drain and not freeze, which works as long as nothing is attached to it. When the outer section cannot drain, the split happens at the valve, inside the framing.
Why does it only show up in the spring?
Because the ice is what is holding it closed. The split happens in a hard freeze but the water does not go anywhere while the section is frozen, so nothing is seen. It appears the first time the tap is opened in warm weather, or when the freeze lets go, often months after the damage was done.
What is opened to deal with it?
The wall on the inside, below and around where the tap passes through. The water is released at the rim and runs down inside the bay, so the extent is downward rather than around the fitting. The board comes off along that run and the framing and insulation are read directly.
