Water Out, Structure Dried
Idaho Falls, ID Water Damage Restoration

The order a drying job runs in
Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.
-
Step 1: Stop and remove
The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.
-
Step 2: Open and map
Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.
-
Step 3: Dry to a number
Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.
-
Step 4: Close up
Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.
Drying conditions particular to Idaho Falls
Water damage restoration by an independent local contractor covers Idaho Falls together with Snake River Landing, West Idaho Falls, and Downtown. A line that splits in a vented crawl here freezes as it runs, so the loss arrives as ice and turns up at the thaw.
What is behind the walls here
Roughly 17,404 of Idaho Falls's 26,531 homes went up before 1990, putting the median build year at 1977; what dries in place and what comes out follows from that. Around a median of 1977 with two thirds predating 1990, the houses sit over vented crawl spaces on the plain, and a winter failure under the floor does not simply drain away: the water freezes where it lands and builds up against the ground and the joists, so nothing is found until the space warms.
The drying weather
5 months in Idaho Falls have normal lows below freezing, January the coldest at 16.1 degrees. The rain side of the calendar peaks in May at 1.93 inches of an annual 13.49; both figures recorded at IDAHO FALLS - KIFI, 2 miles away. Five months with lows below freezing and under fourteen inches of precipitation in a year mean the air is both very cold and very dry, so a crawl space in January is well below freezing along its whole length; the May rain peak is under two inches and is not what produces the work here.
Where these losses tend to land
- Water freezing where it lands in a vented crawl, so a winter failure accumulates as ice rather than draining and is found weeks later
- Ice against the underside of the floor, so the subfloor and joists take water slowly over a long period rather than quickly
- Crawl vents left open through the winter, so the space runs at outdoor temperature and the line inside it has no protection

Frequently asked questions
The leak happened in January but nothing showed until March. How?
Because it froze. Water escaping into a crawl space at well below freezing does not run anywhere; it builds up as ice on the ground and against the joists. The pressure drop may be noticed at the time or not at all, and the wet floor appears only when the space warms enough for the ice to melt.
What is the scope once the ice has gone?
Larger than a fresh leak of the same size. Ice sitting against the underside of the floor feeds the subfloor slowly for weeks, so the decking and joists are wet through rather than surface wet. They are read with pins along the whole affected run, and insulation between the joists comes out before anything is dried.
Should the crawl vents be closed in winter?
It is worth asking about, though it is a building decision rather than a drying one. A space left open to the outside air runs at outdoor temperature all winter, which is what put the line at risk. Closing or insulating changes that, and the crawl is already open while the work is being done.
