Water Out, Structure Dried

Tybee Island, GA Water Damage Restoration

Homes across Tybee Island and the rest of Georgia get one sequence: water out, structure dried to a measured standard, rebuild last. An independent local pro takes the call.

Local and independent · the visit decides the scope

  • Round-the-clock cover for water that is still standing
  • Local contractors, independent of this site
  • Scope written at the property by the pro who attends
  • Readings against IICRC S500 settle when drying is done
  • 24/7 emergency response

Round the clock, because water that is standing at 3am is still standing at 6am.

  • No lead form

Quoted by the contractor on site. No form, no list, no resale.

A referral network of independent water damage contractors, reached through one number, in every state.

The order a drying job runs in

Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Drying conditions particular to Tybee Island

When a floor is wet in Tybee Island, the call routes to an independent local contractor for water damage restoration, across town and out to its edges. Houses stand on pilings with open parking underneath, so a loss upstairs drains through the floor and out into open air.

What is behind the walls here

The typical Tybee Island house dates to 1984, with close to three fifths of the stock (59.3 percent) built before 1990, so the assemblies that get wet are mostly mid 1980s work. Around a median of 1984 with six in ten homes predating 1990, the houses are raised on pilings with the ground level left open for parking and storage, so the living floor has outside air directly beneath it and water that gets into the floor structure can leave downward as well as be extracted from above.

The drying weather

A normal year here delivers 50.98 inches, 6.58 of them in August, against a warm season that peaks at 83 degrees in July; rain recorded at DAUFUSKIE ISLAND 1.7 SW 6.5 miles away and temperatures at SAVANNAH INTL AP 22.3 miles away. August is the wettest month at over six inches and no month freezes, so the warm season is long and the air beneath a raised floor is humid for most of it; the open underside helps with drainage and does very little for drying.

Where these losses tend to land

  • Open air beneath the living floor, so water drains out of the structure quickly and the extent is underestimated as a result
  • Salt air moving constantly under that floor, so the framing and its fixings sit in a corrosive environment while damp
  • Storage kept at ground level under the house, so porous contents sit directly below the wet floor and take what comes through

Frequently asked questions

Most of the water ran straight out underneath. Is the floor still a problem?

Usually yes, and that drainage is why it gets underestimated. Water leaving the structure quickly means less standing in the room, but the subfloor and joists still took it on the way through, and the seams and the insulation hold it. The framing is read with pins from below rather than judged by how little was left upstairs.

Does the open underside help it dry?

Less than you would expect. The air under a raised house here is warm and humid for most of the year, so it carries very little away. What the open space does give is access: equipment can be set beneath the floor and air ducted along the joists, which is the main advantage of the construction.

What is worth checking while the underside is open?

The metal. Straps, hangers and bolts in salt air corrode wherever they stay damp, and the underside of a raised house is the one place they can be inspected without taking anything apart. It costs nothing to look while equipment is already down there and it is the only opportunity anyone will get.
