Water Out, Structure Dried

Marietta, GA Water Damage Restoration

Homes across Marietta and the rest of Georgia get one sequence: water out, structure dried to a measured standard, rebuild last. An independent local pro takes the call.

Local and independent · the visit decides the scope

  • Round-the-clock cover for water that is still standing
  • Local contractors, independent of this site
  • Scope written at the property by the pro who attends
  • Readings against IICRC S500 settle when drying is done
  • 24/7 emergency response

Round the clock, because water that is standing at 3am is still standing at 6am.

  • No lead form

Quoted by the contractor on site. No form, no list, no resale.

A referral network of independent water damage contractors, reached through one number, in every state.

The scope is written at the door, after the meter readings and before anything is removed.

The order a drying job runs in

Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Drying conditions particular to Marietta

Water damage restoration by an independent local contractor covers Marietta together with Meeting Park and Marietta Walk. Ivy has been left to grow up the walls of a great many of these houses, and it holds water against the masonry.

What is behind the walls here

The typical Marietta house dates to 1987, with close to three fifths of the stock (58.8 percent) built before 1990, so the assemblies that get wet are mostly late 1980s work. Around a median of 1987 with nearly six in ten houses older, the older neighborhoods are heavily planted and climbing ivy has been allowed onto the walls of a considerable number of the houses.

The drying weather

March brings 4.87 of the 51.06 inches Marietta sees in a normal year, and July averages 76.1 degrees, which is the pace a wet floor dries at in the warm season; rain recorded at SMYRNA 2.3 NE 5 miles away and temperatures at MABLETON 1 N 7.2 miles away. March is the wettest month at 4.87 inches of a 51-inch year and only one month averages a freeze, so the wall is wetted in a cool month with no strong sun to dry it; ivy over that surface keeps it shaded through all of it.

Where these losses tend to land

  • A wall covered and shaded, so it never dries after rain
  • Rootlets working into joints and cracks, so the ivy opens what it is holding onto
  • A covering that hides the wall, so its condition cannot be seen until the ivy comes off

Frequently asked questions

Does ivy actually damage a wall?

It does two things. The rootlets work into any joint or crack and widen it, and the leaf cover keeps the wall shaded and damp so it never dries between rains. On sound modern brickwork it is slow; on older mortar it is not.

What is found when the ivy comes off?

Usually more than expected, and it is worth being prepared for that. The rootlets stay attached to the surface when the plant is pulled, the mortar behind is often soft, and the wall has been wet continuously for however long the ivy has been there.

Is taking it off always the right move?

Taking it off and then repairing is, but taking it off and stopping is not. An ivy-covered wall has been protected from direct rain as well as kept damp, so stripping it and leaving open joints exposed can make the first winter afterward worse.
