Groundwater & Basement Water Intrusion in Athens, GA
Basement seepage, failed sumps and water through the slab are extracted and dried, and the path from the ground is found so the floor stays dry next season. The path from the ground is named first: through the wall, up through the slab, back through a drain, or from a sump that stopped. The space is extracted and dried, with the porous materials the water touched removed, and the delivery is addressed, because a dried floor only stays dry if the water stops arriving.

Often needed alongside
- Structural Drying & Dehumidification
Sealed air movers and dehumidifiers bring framing, subfloor and drywall back to a measured dry standard, with daily readings logged from inside the material.
- Emergency Water Extraction
Standing water is pumped and extracted around the clock, before it climbs the walls and soaks the subfloor. Same-day response where coverage allows.
- Mold Inspection & Testing
An independent assessor confirms whether the assembly that got wet is actually dry, whether growth started while it was not, and how far it reaches.
Frequently asked questions
What does an open eave leave exposed?
The top of the wall. Where a soffit is fitted, the space between the rafters is closed off and rain has to get past that surface to reach anything structural. With an open eave there is nothing between the outside air and the top plate but the siding, and wind pushing rain upward under the roof edge goes straight past it.
Why does the damage show up low on the wall?
Because water entering at the top runs down. Once it is behind the siding at the plate, the cavity carries it the full height of the wall, and it appears at the bottom where it can go no further. People look for a leak near the stain, and the way in is eight feet above it.
Does a blocked gutter make this worse?
A great deal worse, and the two problems usually arrive together. A gutter that has filled overflows backward against the fascia instead of over the front, and that water is then delivered directly into the open eave. Clearing the gutters here protects the wall rather than just the ground beneath it.
