Water Out, Structure Dried

Athens, GA Water Damage Restoration

Homes across Athens and the rest of Georgia get one sequence: water out, structure dried to a measured standard, rebuild last. An independent local pro takes the call.

Local and independent · the visit decides the scope

  • Round-the-clock cover for water that is still standing
  • Local contractors, independent of this site
  • Scope written at the property by the pro who attends
  • Readings against IICRC S500 settle when drying is done
  • 24/7 emergency response

Round the clock, because water that is standing at 3am is still standing at 6am.

  • No lead form

Quoted by the contractor on site. No form, no list, no resale.

A referral network of independent water damage contractors, reached through one number, in every state.

The order a drying job runs in

Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Drying conditions particular to Athens

When a floor is wet in Athens, the call routes to an independent local contractor for water damage restoration, across town and out to Stonemill Run and Carr's Hill. The older houses here have open eaves with no soffit, so the top of the wall is exposed to whatever blows at it.

What is behind the walls here

Only 45.1 percent of Athens's housing went up after 1989, so the median build year sits at 1987 and the drying scope is set by that era's materials. Around a median of 1987 with just over half the stock older, the older part of this housing carries the traditional open eave, with the rafter ends and the underside of the decking visible from below and nothing closing the gap between roof and wall.

The drying weather

On the 1991–2020 normals, Athens gets 48.95 inches a year with June heaviest at 4.88, and the drying season runs from a 44.3-degree January to a 81-degree July; both figures recorded at ATHENS BEN EPPS AP, 2.4 miles away. June is the wettest month at 4.88 inches of a 48.95-inch year and no month averages a freeze, so storms arrive warm and windy through a long season; rain moving sideways under an open eave reaches the top plate directly rather than running off a closed surface.

Where these losses tend to land

  • An opening at the top of the wall, so wind-driven rain reaches framing without passing a barrier
  • Water entering at the plate and running down inside the cavity, so the damage appears well below its source
  • A gutter overflowing backward under the eave, which delivers into the same opening at volume

Frequently asked questions

What does an open eave leave exposed?

The top of the wall. Where a soffit is fitted, the space between the rafters is closed off and rain has to get past that surface to reach anything structural. With an open eave there is nothing between the outside air and the top plate but the siding, and wind pushing rain upward under the roof edge goes straight past it.

Why does the damage show up low on the wall?

Because water entering at the top runs down. Once it is behind the siding at the plate, the cavity carries it the full height of the wall, and it appears at the bottom where it can go no further. People look for a leak near the stain, and the way in is eight feet above it.

Does a blocked gutter make this worse?

A great deal worse, and the two problems usually arrive together. A gutter that has filled overflows backward against the fascia instead of over the front, and that water is then delivered directly into the open eave. Clearing the gutters here protects the wall rather than just the ground beneath it.
