Readings, then scope, then removal - in that order, agreed at the door.

The four stages of a drying job

What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Tamarac: what the drying job runs into

When a floor is wet in Tamarac, the call routes to an independent local contractor for water damage restoration, across town and out to Woodlands and Mainlands. Most homes are one-story attached villas sharing a single continuous slab, so a floor loss does not stop at the property line.

How these houses are built

Ask when the houses in Tamarac were built and the answer is 1981 at the median, 71.7 percent of them finished by 1990. Seven in ten units predate 1990 and the typical one is block with a low-slope roof over a continuous pour, so what comes out is the base of the drywall, the furring behind it and the floor covering, while the block and the concrete are dried where they stand.

The climate a job dries in

On the 1991–2020 normals, Tamarac gets 56.5 inches a year with September heaviest at 8.13, and the drying season runs from a 67.7-degree January to a 84.1-degree August; both figures recorded at FT LAUDERDALE EXECUTIVE AP, 5.3 miles away. The wet season closes in September rather than opening with it, so a loss at the peak is followed by months of drier air that will finish an assembly left open, and closing a wall back up too early is the decision that costs the job.

The way a loss ends here

  • Party walls on a shared pour carrying a loss into the attached home, so two owners and two policies are involved before any equipment is set
  • Low-slope roofs draining to interior leaders, so a roof-origin loss arrives at an inside wall rather than at an outside one
  • Vinyl plank laid over the original terrazzo, so water sits between two tight layers and the newer floor comes up to reach the older one

Frequently asked questions

What does the schedule look like once the neighbor side is wet?

Plan on longer than a single home, largely for access rather than physics. The concrete behaves the same on both sides, but equipment has to be set in two households, readings taken in both, and neither side is finished until the other is. Ten days to two weeks is fair where both units were opened promptly.

Can vinyl plank over terrazzo be dried in place?

Almost never, because the plank is a vapor barrier laid on a floor that is already one. Water that gets between them has no way out at all, and the terrazzo underneath will hold it indefinitely. The plank comes up, the old floor is dried directly, and new covering goes down after the readings settle.

When can the base and the door casings go back on?

After the wall cavity reads dry, not after the drywall does. Block walls with furring behind the board hold moisture in the strips and against the masonry, and the surface reads dry well before that space does. Trim goes on last because taking it off again is destructive, so it waits for two or three steady readings.
