The order a drying job runs in
Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.
-
Step 1: Stop and remove
The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.
-
Step 2: Open and map
Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.
-
Step 3: Dry to a number
Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.
-
Step 4: Close up
Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.
Drying conditions particular to Pinecrest
When a floor is wet in Pinecrest, the call routes to an independent local contractor for water damage restoration, across town and out to Centris. There is almost no soil on these lots, just limestone, so a yard drains into the rock or not at all.
What is behind the walls here
Roughly 5,168 of Pinecrest's 6,478 homes went up before 1990, putting the median build year at 1969; what dries in place and what comes out follows from that. Around a median of 1969 with eight in ten houses older, the large lots here sit on oolitic limestone with only a thin covering over it, so what looks like garden is a few inches of imported soil on solid rock.
The drying weather
A normal year here delivers 65.99 inches, 10.06 of them in September, against a warm season that peaks at 84.3 degrees in July; rain recorded at SOUTH MIAMI 0.5 N 3.5 miles away and temperatures at MIAMI WSO CITY 3.8 miles away. At 66 inches a year with no dry month and no freeze, the ground takes an enormous volume through a season that runs half the year; whether a lot copes depends entirely on how open the rock beneath it happens to be.
Where these losses tend to land
- Drainage depending on the rock rather than the soil, so it varies sharply from lot to lot
- No depth to regrade into, so the usual fixes have a few inches to work with
- Water moving through the rock, so it arrives from beyond the property with nothing to show for it

Frequently asked questions
What is under the grass here?
A few inches of imported soil and then limestone. The rock is close enough to the surface that most planting here goes into holes broken into it, and the drainage of a property depends on how porous that particular piece of rock is.
Why does one lot drain and the next one not?
Because the rock is not uniform. Oolitic limestone has openings dissolved through it in some places and is very nearly solid in others, so two neighboring properties can behave completely differently with the same rainfall, the same grading and the same roof area.
What can regrading achieve with so little soil?
Less than usual, which is worth knowing before paying for it. There is no depth to cut into, so the useful work is generally building up a fall away from the house with imported material and creating somewhere for water to sit briefly before it soaks.
